A RESOLUTION OF THE CITY PL
COMMISSION OF THE CITY OF A ,
CALIFORNIA, RECOMMENDING THE DENIAL
OF A REQUESTED ZONE CHANGE OF
PROPERTY LOCATED AT THE NORTHWEST
CORNER OF SANTA ANITA AVENUE AND
L~S TUNAS DRIVE IN SAID CITY.
WHEREAS, there was filed with this Commission on the 26th
day of May, 1965, the application of Republic Capital Corporation,
as owner, for a zone change from Zones R-l, R-2 and R-3 to Zone C-3
on property located at the northwest corner of Santa Anita Avenue

and Las Tunas Drive in the City of Arcadia, County of Los Angeles,
State of California, more specifically described as follows:
A portion of Lot 66 and Lot 69 of the Santa Anita
COlony, as recorded in Book 42, Page 87, of Mis-
cellaneous Records, in the office of the County Re-
corder, described as follows:
Beginning at a point on the northerly line of said
Lot 66, distant North 89059'30" West 550 feet from
the northeast corner of said Lot 66; thence South
0"00'15" West, parallel with the easterly line of
said Lot 66, a distance of 177.50 feet, thence
South 65017'35" East, a distance of 137.59 feet,
thence South 89059'30" East, a distance of 425 feet
to a point on the easterly line of said Lot 66,
said point being southerly a distance of 235 feet
from the northeast corner of said Lot 66; thence
southerly along the easterly lines of said Lot 66
and Lot 69, said easterly lines also being the
westerly line of 100 foot wide Santa Anita Avenue,
a distance of 242.40 feet, thence South 82049'44"
West a distance of 150 feet, thence southerly on a
line parallel with the easterly line of said Lot 69,
a distance of 120 feet to a point on the northerly
right-of-way line of Las Tunas Drive; thence north-
westerly along said northerly line, said line being
COncave to the north, a di~tance of 101.78 feet to
the point of tangency; thence northwesterly along
said northerly line of Las Tunas Drive, a distance
of 846.05 feet to a point on the westerly line of
said Lot 66, said point also being the southeast
corner of Lot 35, Tract No. 13540; thence northerly
along said westerly line of Lot 66 to the northwest
corner of said Lot 66; thence easterly along the
northerly line of said Lot 66, a distance of 525 feet
to the point of beginning, said point being a distance
of 550 feet westerly from the northeast corner of said
Lot 66; excepting that portion of.the above described
property which is already in commercial zoning which
would allow the land use proposed;

and,
WHEREAS, after due notice as required by the Zoning Ordi-
nance of said City, a public hearing was duly held on said appli-
cation by and before this Commission on June 22, 1965, at which time
all interested persons were given a full opportunity to be heard
and to present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY
OF ARCADIA, CALIFORNIA, DOES HEREBY DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1. That subject property consists of nine and
one-half (9i) acres of vacant land with approximately nine hundred
fifty (950) feet of frontage on Las Tunas Drive and approximately
two hundred fifty (250) feet of frontage on Santa Anita Avenue.
That a recent study of the Live Oak area made by the Planning Staff
and approved by this Commission recommended that subject property
not be in a zone which would permit retail businesses. That this Com-
mission has recently recommended to the City Council that the westerly
half of subject property be in Zone R-l and the easterly half in
Zone C-l. That the matter of the reclassification of subject prop-
erty is presently before the City Council under proceedings institu-
ted by this Commission. That no facts were developed in the hearing
on the present application that were not fully considered by this
Commission in the previous proceedings.
SECTION 2. That neither the public necessity, convenience,
~ general welfare nor good zoning practice justify the requested re-
classification and this Commission therefore recommends to the City
Council that the requested reclassification be denied.

SECTION 3. The Secretary shall certify to the adoption
of this Resolution and shall cause a copy to be forwarded to the
City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing Resolution was adop-
ted at a regular meeting of the City Planning Commission held on
the 13th day of July , 1965, by the following vote:

SUBJECT: ZONE CHANGE APPLICATION NO. Z-65-9
The subject property is the vacant nine and one-half acres of land at the northwest corner of Santa
Anita Avenue and Las Tunas Drive.
The Commission has recommended to the City Council that the westerly half be in Zone R-l and
the easterly half be in Zone C-l .
The Live Oak Study report recommended that the property not be in a zone which would permit
retail businesses.
The Planning Department recommends the westerly one-half be placed in Zone R-l and the easterly
one-half be placed in Zone C:='O and D.
The proposed "0" regulations are the same as those being considered as appropriate for all C-O
