A RESOLUTION OF THE CITY PLANNIN
COMMISSION OF THE CITY OF ARCADIA
CALIFORNIA, DENYING THE GRANTING OF
A CONDITIONAL USE PERMIT TO ALLOW
THE CONSTRUCTION OF AN ADDITION TO
AN EXISTING CONVALESCENT HOSPITAL
LOCATED AT 414 WEST HUNTINGTON DRIVE
IN SAID CITY.

WHEREAS, there was filed with this Commission on the 7th day
of April, 1965, the application of Donald J. Slavik and Elmer R. Slavik
for a conditional use permit to construct an addition for general
storage, enlarging an existing day room, and constructing a twenty-four
(24) bed addition, with nursing station and necessary baths on prop-
erty located at 414 West Huntington Drive in the City of Arcadia, County

of Los Angeles, State of California, more specifically described as
follows:
Lot 29 and the West 38.50 feet of Lot 30 of Tract
No. 2828, as recorded in Book 33, page 63, of Maps,
records of Los Angeles County;
EXCEPTING the northerly 15 feet thereof;
and,
WHEREAS, after due notice as required by the Zoning Ordinance
of said City, a public hearing was held on the matter by and before
this Commission on April 27, 1965, at which time all interested persons
were given full opportunity to be heard and to present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION HEREBY DETER-
MINES AND RESOLVES AS FOLLOWS:

SECTION 1. That subject property is in Zone C-O and D and
is presently developed with a sixty (60) bed convalescent hospital.
That property to the north is zoned R-l and S-l and is utilized for
race track purposes. That the property to the east is zoned C-O and
D and is developed with a single-family home and property east of
Holly Avenue is zoned R-2 and developed with a church and a school.
That property to the south is zoned R-3 and is developed with a mixture
of new apartments and older residences. That the property to the west

~' is zoned c-o and D and developed with a mixture of uses consisting of
older residences, new apartments, a convalescent home and medical offi-
ces. That the existing facility as heretofore approved hma greater
density of beds per land area, less percentage of landscaping, lower
ratio of parking spaces to beds, and lower percentage per patient of
o~tdoor activity space than other similar facilities approved and
operating within the City of Arcadia, and each of the aforesaid de-
ficiencies would be greatly increased by either of the proposed plans
su~mitted by applicants. That the site for the proposed use is inade-
quate in size and shape to accommodate the proposed increase in use,
yards, spaces, walls, fences, parking, landscaping and other features
required to adjust said use with the land and uses in the neighborhood,

and will therefore be detrimental to the general public welfare and
injurious to properties and improvements in the vicinity.
SECTION 2. That for the foregoing reasons, this Commission
hereby denies the requested conditional use permit for the construction
of an addition to an existing convalescent home on the above-described
property.
SECTION 3. The Secretary shall certify to the adoption
of this resolution.
I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the City Planning Commission held on the 22nd
day of
