Re: 1124 Paloma Dr. – Remodel and Addition to Existing Two Story Single Family Home
The meeting was called to order at 6:31 PM

Applicant/Architect: Eric Tsang
Plan Presentation: Applicant is proposing a remodel and addition to an existing 3,165 square foot (SF)
2- story single family residence. 528 SF will be added to the first floor and 611 SF to the second floor.
The roof height will be raised 3 feet 5 inches. The 439 SF attached two car garage, 39 SF covered patio,
448 SF cabana and existing landscaping will remain unchanged. The architectural style will remain
unchanged, but refreshed.
Public Comment: None
Summary of Board Comments:
-Very nice design while preserving the existing architectural style.
- While not opposed to the nine foot plate height for the first floor, would not support the plate
height increase if it required the demolition of the house similar to the home at 1100 Encanto
Drive. The applicant described a construction process that could raise the plate height without
demolishing the existing walls. Structural plans should be available in about a month. The
property owners assured the Board that they have no plans to demolish the house.
- Asked if the owner would consider a wood garage door, since the garage door is such a
dominant feature of the front elevation. Owner agreed to consider a wood garage door.
-Good quality windows.
-Gable and rack cap tiles are not permitted
-Does rendering accurately reflect the proposed trim color?
-This is not a tear down
-Although the existing landscaping will remain, it will be difficult to preserve and maintain it
during construction. Owner promised to restore any landscaping that is damaged during
construction.
Motion by Ernie Boehr to approve with the condition that Chair will review the structural plan
and confirm that the first floor plate height from 8 to 9 feet can be accomplished without the need
to demolish the existing walls. Second: Mindy Huang. Motion passed unanimous.
