Re: 817 Monte Verde Drive – New 2- Story Single Family Residence

Applicant: Chin Guok
Plan Presentation: The Applicant is proposing a new 3,832 square foot (SF) 2- story single family
residence, with a 490 SF attached, two car garage. The residence will include 4 bedrooms and four
baths. The roof height will be 25 feet and 8 inches. The plan includes landscaping improvements to the
front and rear yard.
Public Comment: An email was received from the adjacent neighbor regarding raising the fence height
along the easterly property line. The comment was not related to the proposed project, but applied to
the pool construction underway on the neighbor’s property. The applicant and neighbor are discussing
the fence height issue separately from this application.
Summary of Board Comments:
-The current design lacks an architectural style.
-The design appears to be more tract home than an architectural statement consistent with other homes
in the area.
-The plans are incomplete and the applicant should looks at other approved plans as to what is
expected.
-Setbacks need to be more clearly shown on the plans including a comparisons with adjacent properties
-Roof slope needs to be shown on the roof plan.
-Front entry must be more prominent
-Look at the house at 485 Harvard as an example of good architectural design
-It is up to the applicant to sell the project design.
-The second story is too large. In fact, the house may be too large for the size of the lot.
-Use natural stone in earthy colors. Must include ledger stone.
-Window style and grid pattern must be consistently applied.
-Make sure the rear balcony does not create a privacy issue for neighboring properties.
Motion by Lou Pappas to continue for applicant to address ARB comments.
Second: Ernie Boehr. Motion passed unanimous.
