proposing a ground-floor remodel and addition, including a reduced front yard setback, a new second story, and a
new, single-car detached garage that is subject to the City’s Single-Family Architectural Design Review process.
A new, detached Accessory Dwelling Unit is proposed but is subject to ministerial review only and, therefore, staff
are not seeking comment on it. You have the opportunity to comment on the project prior to the City making a
decision on the project described below:
A. Categorical Exemption per Sections 15301(e) and 15305 from the California Environmental Quality
Act (CEQA) for an addition to an existing single-family dwelling and minor alterations in land use
limitations; and
B. Single-Family Architectural Design Review No. SFADR 21-19 and Major Administrative Modification
No. Major AM 23-02.
Project Description: The Applicant is proposing a ground-floor remodel and 199 square foot addition, and a new
852 square foot second story. The existing, attached, two-car garage will be converted into 183 square feet of
living space and a 183 square foot front porch. A new, attached, two-car garage will be constructed at the rear of
the home. A new, one-car detached garage is proposed in the rear yard, in addition to a 789 square foot detached
Accessory Dwelling Unit. The Accessory Dwelling Unit is subject to ministerial review only. The Applicant
proposes a Modification to allow a front yard setback of 15’-0” in lieu of the required 25’-0” for the conversion of
the existing garage to a new front porch.

New Building Size (excluding the garage): 3,585 square feet
Floor Area Ratio Proposed: 2,581 square feet and 34.9%
Floor Area Ratio Allowed: 3,326 square feet and 45%
