property is proposing to build a new single-family residence that is subject to the City’s Single-
Family Architectural Design Review process and a new, detached Accessory Dwelling Unit (ADU)
that is subject to a Zoning Clearance. You have the opportunity to comment on the project prior to
the City making a decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act
(CEQA) for the new construction of a single-family dwelling and an ADU; and
B. Single-Family Design Review No. SFADR No. 22-04, and Zoning Clearance Accessory
Dwelling Unit No. ZCLR-ADU 22-02.
Project Description: The Applicant is proposing a new 6,495 square-foot, two-story, Prairie style
residence with a 441 square foot, attached two-car garage, a 331 square foot attached one-car
garage, a 382 square-foot covered front porch, a 872 square-foot covered rear patio, and a 999
square foot, detached Accessory Dwelling Unit (ADU).
Lot Size: 22,923 square feet (net)
Existing Building Size (excluding the garage): 2,718 square feet
New Building Size (excluding the garage): 6,495 square feet + 999 square foot ADU
Floor Area Ratio Proposed: 7,900 square feet (35%)
Floor Area Ratio Allowed: 8,730 square feet (38%)
Comment Period: Thursday, June 8, 2023 to Thursday, June 22, 2023
