property is proposing to build a new single-family residence and Accessory Dwelling Unit
(ADU) that is subject to the City’s Single- Family Architectural Design Review process. You
have the opportunity to comment on the project prior to the City making a decision on the
project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality
Act (CEQA) for the new construction of one single-family dwelling; and
B. Single-Family Design Review No. SFADR No. 22-23 & Zoning Clearance ADU No.
ZCL-ADU 23-21, Protected Tree Encroachment TRE 23-05
Project Description: A new 3,049 square foot two-story, traditional-style residence with an
attached 653 square foot three-car garage, a 333 sf detached entertainment structure, and a
800 square foot detached Accessory Dwelling Unit (ADU). The new entertainment structure
will encroach near the critical root zone of a protected Coastal Live Oak tree in the rear yard.
Lot Size: 14,721 square feet
Existing Building Size (excluding the garage): 1,354 square feet
New Building Size (excluding the garage): 3,049 square feet
Floor Area Ratio Proposed: 5,913 square feet (40%)
Floor Area Ratio Allowed: 6,388 square feet (43%)
Comment Period: Monday, July 31, 2023 to Monday, August 14, 2023, 5:30 PM
