property is proposing to build a new two story, prairie style residence story that is subject to
the City’s Single- Family Architectural Design Review process. You have the opportunity to
comment on the project prior to the City making a decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality
Act (CEQA) for the new construction of one single-family dwelling; and
B. Single-Family Design Review No. SFADR No. 23-03 and Removal of Health
Protected Tree No. TRH 23-03
Project Description: The Applicant is proposing a new 3,685 square-foot, two-story, Prairie-
style residence with an attached two-car garage. The Applicant is also proposing to remove
one (1) protected Aleppo Pine that is within the projects footprint.
Lot Size: 9,109 square feet
Existing Building Size (excluding the garage): 940 square feet
New Building Size (excluding the garage): 3,685 square feet
Floor Area Ratio Proposed: 3,685 square feet (40%)
Floor Area Ratio Allowed: 4,099 square feet (46%)
Comment Period: Monday, July 31, 2023 to Monday, August 14, 2023, at 5:30 PM.
