A RESOLUTION OF THE CITY PLM~~ING
CO~lISSION OF THE CITY OF ARCADIA,
CALIFORNIA, RECOlv[i,]ENDING THE DENIAL
OF A ZONE VARIANCE FOR PA~CING rn~
R-l PROPERTY LOCATED AT 9977 I:OODRUFF
AVENUE A1;D 2580 BALD';TIN AVENUE IN
SAID CITY.

by Kermit G. Dunkelberger, Pastor, for a zone variance to permit the use

of two Zone R-l lots for church parking lot purposes on property located
a~ 9977 Uoodruff Avenue and 2580 Baldwin Avenue in bhe City of' Arcadia,
County of Los Angeles, State of California, described as follows:
parking Lot No. 1 - 9977 Woodruff' Aifcnue: Portion Of
Lot 0 of Tract No. u501 per map recorded in Book 72,
pages 34 and 35, Official Records of said County;
Parkini:'; Lot No. 2 - 2580 Bald,lin Avenue: Lot 14 of
Tract No. 6501, per map recorded in Book 00, paEe 84,
Official Records of said County;
and,
vITlliREAS, after due notice as required by the Zoning Ordinance
of said 0i ty, a public hearing was dul~- held on the matter by and before
this Commission on the 14th day of July, 1904, at 'which time all inter-
ested persons were given full opportunity to be Deard and to present
evidence;
NOll, THEREFORE, THE CITY PLANNING COJ.:fi1ISSION OF THE CITY OF
ARCADIA, CALIFORNIA, DOES RESOLVE AS FOLLOUS:
SECTION 1. That applicant's need for additional parking resul;;s
from its construction of additional church and related facilities on

materially detrimental to the public heal th or I/elfare by permittinG
parking lots across the street from the facility intended to be served
thel'e by; that particularly v,i th respect to parlcinc Lot No. 2 si tua ted
on the east side of Baldwin Avenue the users thereof will have to cross
a heavily 'Gravelled thorouGhfare at an unsie;nalled intersection, I/hile
the users of parking Lot No. 1 \'Iill nave to Cl'OSS a less heav:l,ly travelled
street but at its intersection vlit;1 a heavily tra'lelled thorouGhfare.
That neith~r in the application nor b:!, any evidence presented \1aS it
sho\:n that the granting of the requested variance will not adversely affect
. the comprehensive general plan of the area; on the contrary, the properties
on both sides of Hoodruff Avenue from Baldlun Avenue to Holly Avenue and
in fact all t~e pr0gerties between Baldwin Avenue and Holly Avenue from
~Joodruff Avenue northerly to at least Longden Avenue are zoned R-l, anu
all of the properties on the west side of Baldl'lin Avenue betv;een \'!oodruff
Avenue and Gar:ibaldi Avenue are zoned R-3, in neither of which zones are
permitted the proposed uses of subject property.
SECTrON 2. That for the foregoing reasons t~is Coamission
recommends to the City Council that a variancei:;o permit parkine; on R-l
propertJ ilereinbefore described .:>e denied.
SECTrON 3. The Secretary shall certify to the adoption of this
resolution and shall cause a cop~- hereof to be forwarded to the City
Cow1cil of the City of Arcadia.

I HEREBY CERTIFY that the foregoing resolution was adopted at
a l^egular meeting of the City Planning Commission held on the
