'('. i RESOLUTION NO. 471 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA, APPROVING AND RECOMMENDI~G COUNCIL APPROVAL OF REVISED PLANS FOR A CB.lJrtCH 'L'U J:lJ> CONS'1'rtU c'1'1m~-A:'I' -1]:0'-':-- "118 -'iiESf-WMTE'JtoJrb {JjJnER A VARIANCE HERETOFORE GRANTED FOR SUCH PURPOSES. THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALI- FORNIA, DOES DETERMINE AND RESOLVE AS FOLLOWS: SECTION 1. That there was filed with this Commission on the 27th day of November, 1961, the application of the American - . Lutheran Church of Arcadia by W. F. Danneman, Pastor, for a zone variance to permit the construction of a church, including Sunday ... School classrooms, kitchen'facilities and automobile parking, on property located at 110 and 118 West Duarte Road in the City of Arcadia, County of Los Angeles, State of California, described as follows: . The West 230.24 feet of the East 300.24 feet of Lot 4, Santa Anita Colony, except the South 400 feet thereof, as shown on Map recorded in Book 42, page 87, Miscellaneous Records of said County; That after due notice as required by the Zoning Ordinance of said City, a public hearing was duly held on said matter by and before this Commission on December 12, 1961, at which time all interested persons were given a full opportunity to be heard and to present evidence. That at the conclusion of said hearing said City Planning Commission adopted its certain Resolution No. 436, wherein and whereby it recommended the granting of the requested variance upon certain specified conditions. That within ten (10) days thereafter a written appeal from said decision and recommendation of the City Planning Commission was duly filed, pursuant to which, after notice duly given, a public hearing was held by and before the City Council of the -1- City 471 v-/ . . . . ~ of Arcadia on Feoruary 20, 1962, at which time all interested parties were given full opportunity to be heard and to present evidence. That at the conclusion of said hearing said City Council adopted its cer- tain Resolution No. 3475, wherein and whereby it granted the requested variance upon certain specified conditions. That in August of 1962 upon application duly made a six months' extension of said variance was granted. That in January of 1963, upon application again duly made, another six months' extension of said variance was granted and is still in effect. SECTION 2. That a plot plan and elevation of the structures proposed to be constructed upon subject property were submitted with the initial application for a variance and sa:td Resolution No. 3475 ~ granting the variance as aforesaid provided in part that the plans be submitted to and approved by the Planning Commission prior to the ~-- issuance of a building permit and shall be substantially in compli- ~---- ance with the plans and el.eyat.i,ons ~1Jb!l1i tt_ej. with the application. That in January of 1963 a revised plot plan and elevation was sub- - mitted by applicant. That such revised plot plans and elevations - -- - differed somewhat from those submitted With the original application. That proceeding@ were instituted and a public hearing duly held --- --- - --~---- ~----- --" - af~er notice on F~brua~ ~~, 1963, for the purpose of reviewing and acting upon such revised plot plans and elevations. - - ---- ---- - SECTION 3. That no-one protested or objected orally or in writing, to the revised plot plan and elevation. That the re- ... vised plot plan indicates exactly the same use of subject property as shown in the original application, but at slightly different 10- ------ ~....... cations. That the revised(~evised plot plan differs from the origi- nal, proposes a development of contemporary architecture rather than Gothic as originally proposed, and a maximum height of fifty (50) feet overall as contrasted. to a tower height of fifty-five (55) feet -2- 471 . . . . ... in the previous proposal. That the revised plot plan and elevation are in the opinion of the Planning Department and Planning Commission an improvement over the original plot plans and elevations, will pro- vide for better integration of the facilities in the neighborhood, and provid~better use of subject property. (SECTION 4. That for the foregoing reasons such revised plot plan and elevation is hereby approved and this Commission hereby ! recommends to the City Council that subparagraph f of Section 5 of its Resolution No. 3475 be amended to read as follows: \ f. That construction plans be submitted to and be approved by the Planning Commission prior to the issuance of a building per- mit therefore, which plans shall be substantially in compliance with ... the plot plan and elevation submitted by applicant in January of 1963 and hereby approved; and that the variance heretofore granted by said Resolution No. 3475 be reapproved and affirmed in all other respects. : SECTION 5. The Secretary shall certify to the adoption of this Resolution and shall cause a copy of the same to be forwarded to the City Council of the City of Arcadia. I HEREBY CERTIFY that the foregoing resolution was adopted at a regular meeting of the City Planning Commission held on the 13th day of February, 1963, by the following vote: AYES: NOES: Commissioners Ferguson, Go1isch, Kuyper, Norton, Parker and Forman None ABSENT: Commissioner Michler . ~= ATTEST: -3- 471
