HomeMy WebLinkAbout0919 .. -- -' . . . . . RESOLUTION NO. ~19 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ARCADIA RECOMMENDING A ZONE CHANGE FROM R-2 TO C-2 AT 609 EAST LIVE OAK AVENUE. WHEREAS, a public hearing was held on October 28, 1975 for the purpose of considering changing the zone from R-~ to C-2 on property located at 609 East Live Oak Avenue, which is presently zoned R-2, more particularly described as follows: That portion of Lot 126, Arcadia Acreage Tract as shown on map recorded in Book 10, page 18 of Maps in the office of the Recorder of Los Angeles County, described as follows: Beginning' at the corner of Sixth and Live Oak Avenues, thence northerly along the easterly line of Sixth Avenue 172.98 feet to a line that is parallel with and distant southerly 25 feet from the southerly line of Tract 2412~ as shown on map recorded in Book 63,0, pages 54 and 55 ~f Maps in the office of said recorder; thence 2,65.51 feet easterly along said parallel line;the~ce southeasterly 29.73 feet along a line that is at right angles to said Live Oak Avenue; thence westerly 163.00 feet along a line that is parallel with said Live Oak Avenue; thence southerly at right angles to said Live Oak Avenue 100 feet to the northerly line of said Live Oak Avenue; thence westerly along last mentioned Ilne to the point of beginning. WHEREAS, all interested persons were given full oppor- tunity to be heard and to present evidence; NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF ARCADIA HEREBY DETERMINES AND RESOLVES AS FOLLOWS: SECTION 1. That the factual date submitted by the Plan- ning Department in the attached staff report is true and correct. SECTION 2. The Planning Commission recommends to the -1- 919 .. . . . . . . City Council that the zoning on the above described property be changed fromR-2 to C-2. SECTION 3. That the Planning Commission finds that the proposed change would provide uniform zoning within the area and that the public convenience, necessity ,and general welfare justify the above zone change. SECTION 4. The Secretary shall certify to the adoption of this res01ution. I HEREBY CERTIFY that the foregoing resolution was adopted at a regular meeting of the Planning Commission of the City of Arcadia h~ld on the 25th day of November, 1975, by the following vote: AYES: Commissioners Clark, Coghlan, Huddy, perlis, Reiter, H~gg . October 28, 1975 TO: PLANNING COMMISSION FROM,: PLANNING DEPARTMENT SUBJECT: ZONE CHANGE Z-75-3 609 EAST LIVE OAK AVENUE SAN GABRIEL VALLEY CHURCH OF CHRIST APPLICATION The Planning Department has initiated zone change proceedings for the consideration of changing the zone ~lassification from R- 2 to C - 2 for propeny located at 601 and 609 Live Oak Avenue and 2532 and 2534 South Sixth Avenue, . LAND USE AND ZONING The subject site is now zoned R-2 and developed with a church (San Gabriel Valley Church of Christ) and two dwelling units. The property to the north across the alley is zoned R-1 and: developed with single family dwellings; property to the south is zoned C-2 and developed with a nursery; properties to the east are zoned C-2 and developed with offices and a restaurant; and property to the west is zoned C-2 and developed with a service s ta tion. (See the attached Land Use and Zoning Map,) PRoposAL AND ANALYSIS The existing zoning of R-2 and the present Arcadia General Plan designation of commercial are inconsistent, To resolve this inconsistency the Planning Cbmmiss-ion ad hod committee, which reviewed this area, recommended the zoning of the area be changed to C-2. The existing deve~opment consisting of one lot 24,995.04 square feet in size would require a conditional use permit to expand the present use, regardless of zone class-ification. . Pursuant to the provisions of the California Environmental Quality Act, the Planning Department reviewed this application and determined that the proposal would no,t have a significant affect on the environment. A Negative Declaration has been prepared and filed on this item. 0---' . . 2-75-3 2 RECOMMENJJATION The Planning Department recommends the subject si te be 'rezoned to C-2 from R-2 in order to provide uniform zohing in the area and to bring this area into consistency with the Arcadia General Plan.
