RESOLUTION NO. 909
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF ARCADIA GRANTING A
CONDITIONAL USE PERMIT FOR A BEER BAR
AT 131~ EAST HUNTINGTON DRIVE.
WHEREAS, on August 11, 1975, Steve Rouse filed an applica-
, ,
tion for a beer and snack bar, Planning Department Case No.
C.U.P. 75-14, on the:property' commonly known as l31~ East Huntington
Drive, more particularly described as follows:
West 20 feet of Lot 9, Tract 75 of Arcadia
Santa Anita Tract, in the City of Arcadia, County
of Los Angeles as per map recorded in Book 15,
Pages 89 and 90 of Miscellaneous Records of Los
Angeles County.
WHEREAS, a public hearing was held on said matter on
. August 26, 1975, at which time all interested persons were given
full opportunity to be heard and to present evidence;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
ARCADIA HEREBY RESOLVES AS FOLLOWS:
SECTION 1. That the factual data submitted by the Planning
Department in the attached staff report is true and correct.
SECTION 2. This Commission finds that:
1. The granting of a conditional useperrnit as herein-
after provided will not be detrimental to the public health or
welfare or injurious to the property or improvements in such zone
or vicinity.
2. The use applied for at the location indicated is
properly one for which a conditional use permit is authorized.

3. The site for the proposed use is adequate in size

. and shape to accommodate said use, including all yards, parking,
loading, landscaping and other features required to adjust said
use with the land and uses in the neighborhood.
4. The site abuts streets and highways adequate in width
and pavement type to carry the kind of traffic generated by the
proposed use.
5. The granting of such conditional use permit will not
adversely affect the General Plan.
6. The use applied for will not have a subs,tantial adverse
impact on the environment.

SECTION 3. That for the foregoing reasons, subject to
approval of the City Council, this Commission grants a conditional
use permit for a beer and snack bar upon the following conditions:
1. The property shall be improved and maintained in
accordance with the plans which are on file in the subject Case
No. C.U.P. 75~14.
2. All outside trash and garbage areas f9rthe proposed
use shall be paved and enclosed on at least three vertical sides
by a five foot (5') high solid impact resistant wall constructed
of easily cleanable material.
3. All signs shall comply with Code.
4. That a minimum of three percent (3%) of the interior
of the parking area shall be permanently landscaped and irrigated;
said plan shall be submitted to the Planning Department for review
and approvaL

5. All exterior mounted mechanical equipment shall be
screened from public view'.

6. That the hours of operation be. limited to 6:00 p.m.
to 2:00 a.m.
SECTION 4. The Secretary shall certify to the adoption
of this resolution and shall cause a copy to be forwarded to the
City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was
adopted at a regular meeting of the Planning Commission held on
the 10th day of September, 1975, by the following vote:
