RESOLUTION NO. 908 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ARCADIA GRANTING A ZONE VARIANCE FOR THE EXPANSION OF AN EXISTING OFFICE AT 201 COLORADO PLACE. WHEREAS, on July 25, 1975, California Thoroughbred Breeders Association filed an application for expansion of an existing office, Planning Department Case No. V~75-1, on the property commonly known as 201 Colorado Place, more particularly described as follows: Tract #949, Lot commencing 0 degrees 47' 43", east 74.89' from southwest corner of Lot 16, Tract 14745, thence east on a curve concave to south radius equals 430' 113.43' thence north 88 degrees 56' 17", eas t 7.9' thence nO,rtheast on a curve concave to northwest radius equals 20' 31.42", thence south on westerly line of Santa Rosa Drive and southwest on northwesterly line of San Juan Drive and northwest on north- east line of Colorado Place to a point west on a curve con- cave to southerly radius equals 430' 100,99\ and northwest on a curve concave to northeast radius equals 20' 31.09' from beginning, thence southeast on a curve concave to north- east radius equals 20' 31.09', thence east ona curVe con- cave to southerly radius equals 430' 100.99' to beginning part thereof, WHEREAS, a public hearing was held on said matter on August 12, 197~, at which time all interested persons were given full opportunity to be hear~ and to present evidence. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF ARCADIA HEREBY RESOLVES AS FOLLOWS: SECTION 1. That the factual data submitted by the Planning Department in the attached staff report is true and correct. - 1- . '~"'I, . . . SECTION 2. This commission finds that: 1. That there are exceptional or extraordinary circumstances or conditions applicable to the property involved, or to the intended use of ~he property, that do not apply generally to the property or class of use in the same zone or vicinity. 2. That the granting of such variance, will not be materially detrimental to the public health or welfare or injurious to the property or improvements in such zone or vicinity in which the property is 10- cated, 3, That such variance is necessary for the preservation and enjoyment of a substantial property right of the applicant possessed by other property in the s'ame zone and vicinity. , , 4. That the granting of su~h variance will not adversely . affect the comprehensive general plan. SECTION 3. That for the foregoing reasons, subject to . apprOV:a1 of the City Council, this Commission grants a zone variance for a restaurant upon the following conditions: 1. The property shall be improved and maintained in accor- dance with the plans which are on file in the subject Case No, V-75-l. 2, Grading and drainage plan to be submitted for approval of the Director of Public Works, 3. Curb and gutter construction on Colorado Place. 4. Sidewalk construction on Colorado Place, San Juan Drive, and Santa Rosa Road. 5. Water Service requirements to be complied with to the satisfaction of the Water Department. 6. That all mechanical equipment he sc:reened from view, 7. That plans for a new trash area be submitted for the approval of the Planning Director. -2- . . . .-'. . . 8. That all parking spaces shall be equipped with wheel stops as per Code Section 9265.3.8. 9. That a landscaping and irrigation plan shall be sub- mitted to and subject to the approval of the Planning Director. 10. That all colors and materials used in the addition to the existing structure shall blend with the existing building to the satisfaction of the Planning Director. 11. That the ten foot wide driveway from San Juan Drive be designated for one-way traffic with directional signing to be approved by the Director of Public Works. 12. That said building addition be subject to the approval of the Building Division. SECTION 4. The Secretary shall certify to the adoption of this resolution and shall cause a copy to be forwarded to the City Council of the City of Arcadia.
