RESOLUTION NO. 900
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF ARCADIA GRANTING A
CONDITIONAL USE PERMIT FOR A PLACE OF
ASSEMBLY AND AN EXISTING ASSOCIATED
RESIDENTIAL USE IN l\. C-2 ZONE AT 401-403
SOUTH FIRST AVENUE AND 58 DIAMOND STREET.
WHEREAS, on June 9, 1975, Cantwell Columbian Building Cor-
poration, owners in escrow, filed an application for a place of assembly
for the Knights of Columbus and for an existing associated residential
use in a C-2 zone, Planning Department Case No. C.U.P. 75-10, on the
property commonly known as 401-4,03 South First Avenue and 58 Diamond
Street, more particularly described as follows:
Lot 20, Block 67~ Arcadia Santa Anita Tract, Book 15, Pages
89-90 Miscellaneous Records, except the easterly 10 feet
thereof.
WHEREAS; a pub1ic'hearing was held on said matter on June 24,
1975 at which time 'allinterested"persons. were--given' full opportunity
to be heard and to present evidence;
NOW THEREFORE, THE PLANNING"COMMISSION OF THE CITY OF
ARCADIA HEREBY RESOLVES AS FOLLOWS:
SECTION 1. That" the factual data submitted by the Planning
Department in the attached staff report is true and correct;
SECTION 2. This Cornmissionfinds that:
1. The granting of'a conditional use permit as hereinafter
provided will not be detrimental to the public' health or welfare or
injurious to the property'or improvements in such zone or vicinity.

2. The use applied for at the location indicated is properly
. one for, which a conditional use' permit is authorized.
3. The site for the proposed use is adequate in size and
shape to accommodate said, use, including' all yards, parking, loading,
landscaping and other 'features required' to' adjust'said'use with the
land and uses in the neighborhood.
4. The. site abuts: streets"and'highways 'adequate in width
and pavement type to carry the kind of traffic"generated by the proposed
use.

5. The granting of suchr'conditi:onai use 'permit will not
adversely affect the' General..Plan.
6. The use applied for will not have a substantial adverse
impact on the environment.
SECTION 3. That for the foregoing reasons, subject to
approval of the City Council., this"Comrnission grants a conditional use
permit for a place of assembly and an existing associated residential
use in a C-2 zone, upon"the'following conditions:
1. The property 'shall be 'improved and 'maintained in accor-
dance with the plans' which are"on," file in"the subject Case No. C.U.,P.
75-10.
2. All signs shail:conform to. code.
3. That the free stand~ng real estate sign fronting on
First Avenue shall be removed"and"replaced with a solid' wood fence or
masonry wall, subject to'the approva:l: of the'P:I:anning Department.
4. That a five foot'landscape buffer be'prov:ided along the
westerly property line adjacent'to,the wall and be permanently irrigated
. and maintained.

5. That the existing landscape border between the parking
area and the public right of' way' on Diamond Avenue be. permanently
irrigated.
6. That the parking 'area be restriped, SUbject to the
approval of the Planning Department.
SECTION 4. The Secretary shall certify" to the adoption of
this resolution and shall cause a copy to be forwarded to the City
Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the Planning Commission of the City of Arcadia
held on the 8th day of July', 1975, by the"following vote:
