RESOLUTION NO. 895
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF ARCADIA GRANTING A
CONDITIONAL USE PERMIT FOR-A RESTAURANT
AND COFFEE SH6p AT 1150 WEST COLORADO STREET.
WHEREAS, on May 27, 1975, John C. Youngson ftled an application
to operate a restaurant, Planning Department Case No. C.U.P. 75-8, on
the property commonly known as 1150 West Colorado Street, more particu-
larly described as follows:
Parcel 1 of Parcel Map 4903 in the City of Arcadia, County
of Los Angeles, State of California as per map filed in
Book 55, Page 86 of Parcel Maps in the Office of the County
Recorder of said County.
WHEREAS, a public hearing was held on said matter on June 10,
. 1975 at which time all interested persons were given full opportunity
to be heard and' to' present evidence;
NOW THEREFORE, THE PLANNING COMMISSION: OF THE CITY OF
ARCADIA HEREBY RESOLVES AS FOLLOWS:
SECTION 1. That the factual data submitted by'the Planning
Department in the attached staff report is true and correct.
SECTION 2. This Commission finds that:
1. The granting of a conditional use permit as hereinafter
provided will not be detrimental to the public health or welfare or
injurious to the property or improvements in such zone or vicinity.
2. The use applied for at the location indicated is properly
one for which a conditional use permit is authorized.

3. The site for the proposed use is adequate in size and
shape to accommodate said. use, including all yards, parking, loading,
landscaping and other features, required to adjust "s;;'lid use with the
land and uses in the neighborhood.
4. The site abuts streets and highways adequate 'in width
and pavement type to carry the kind of traffic generated by the pro-
posed use.
5. The granting of such 'conditional use permit will not
adversely affect the General Plan.
6. The use applied for will not have a substantial adverse
impact on the environment.
SECTION 3. That for the foregoing reasons, subject to
approval of the City Council, this Commission grants a conditional
use permit fora restaurant upon the following conditions:
1. The property shall. be improved and maintained in
accordance with the plans which are on file in the subject Case No.
C. U. P. 75-8.
2. All required off, site improvements have been bonded for
as a condition of Lot Split 74-6.
3. Remodeling shall comply with Bui1d'ing Code requirements.
4. Restroom facilities, in accordance with Appendi.x C of
the Uniform Plumbing Code shall be provided and made available for
public use.
5. Parking and landscaping shall be provided and maintained
in accordance with all applicable regulations.
6. All signs shall meet all applicable regulations.

7. A detailed parking, landscaping and. signing plan shall
. be submitted to and approved by the, Planning Commission in accordance
with the applicable architectural, overlay for the property.
8. A trash area enclosed on at least three verticle sides
by a five foot high impact resistent wall. madeoLeasily cleanable
material shall be provided.
9. All exterior. mounted mechanical: equipment shall be com-
pletely screened' from,'public view.
I HEREBY CERTIFY that .the foregoing.'resolution was adopted
at a regular meeting of the Planning Commission' of 'the City of Arcadia
held on the 24th day of June, 1975, by 'the. fOllowing vote:
