RESOLUTION NO. 891
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF ARCADIA GRANTING A
CONDITIONAL USE PERMIT TO CONSTRUCT A
MULTI-PURPOSE BUILDING AND PARKING
FACILITIES AS AN ADDITION TO AN EXISTING
CHURCH AT 9953 LAS TUNAS DRIvE, TEMPLE CITY
WHEREAS, on April 1, 1975, Temple City Church of the
Nazarene filed an application to construct a multi-purpose
building and parking facllities, partially located within the
City of Arcadia, on the property commonly known as 995,3 Las T\mas
Dr!ve,Temple City, more particularly described as follows:
Portion of Lot 10 and Lots 13 and 14 of Tract No. 6561,
in the City of Arcadia, County of Los Angeles, State
of California as per Map recorded in Book 72,
Pages 34 and 35 of Maps, in the office of the County
Recorder of said County.

WHEREAS, a public hearing was held on said matter on
April 22, 1975, at which time all interested persons were given
full opportunity to be heard and to present evidence;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
ARCADIA HEREBY RESOLVES AS FOLLOWS:
SECTION 1. That the factual data submitted by the
Planning Department in'the attached staff report is assumed to be
true and correct.
SECTION 2. This Commission finds that:
1. The granting, of a conditional use permit as hereinafter

fCQvided will not be detrimental to the public health or welfare
or injurious to the property or improvements in suohzone or
vicinity.
2. The use applied ,for at the location indicated is

properly one for which a conditional use permit is authorized.
3. The site for the, proposed use is adequate in size
and shape to accommodate said use, inclUding all yards, parking
loading, landscaping and other features required to adjust said
use with the land and uses in the neighborhood.
4. The site abuts streets and highways adequate in
width and pavement type to carry the kind of traffic generated
by the proposed use.
5. The. granting of such conditional use permit will not
adversely affect the General Plan.
6. The use applied for will not have a substantial
adverse impact on the environment.
SECTION 3. That for the foregoing reasons, subject to
approval of the City Council, this Commission grants a conditional
use permit to construct a multi-purpose building and parking
facilities as an addition to an exist,ing church upon the 'following
conditions I
1. 'The property shall be improved and maintained in accord-
ance with the plans which are on file in Case No. C.U.P. 75-6.
2. That the parking lot be developed according to the
parking and landscaping standards for the C-O zone.

3. That a detailed landscape and irrigation plan be
submitted to and approved by the Planning Depar,trn'ent prior to
the issuance of a building permit.
4. That the existing dwellings and accessory buildings
be removed.
5. Replace approximat~ly fifteen square feet of damaged
sidewalk at the west side of existing driveway apron on Las Tunas
Drive.
6. Close existing driveway apron on Baldwin Avenu~
in accordance with plans to be approved by the Director of Public
Works.
7. Submit grading and drainage plans for approval of
the Director of Public Works.

8. That all the conditions of the conditional use per-
mit granted by the City of Temple City for this project (Resolution
75~6lO P.C.) be complied with.
SECTION 4. The Secretary shall certify to the adoption
of this resolution and shall cause a copy to be forwarded to the
C~ty Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the Planning Commission held on the 13th
day of May, 1975, by the following vote:
