RESOLUTION NO. 879
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF ARCADIA GRANTING A
CONDITIONAL USE PERMIT TO OPERATE AND
EXPAND AN EXISTING MOTOR HOTEL AT 161
COLORADO PLACE.
WHEREAS, on November 25, 1974, the Westerner Motor Hotel,
Inc., filed an application to operate an expand an existing motor
hotel, Planning Department Case No~ C.U.P. 74-2~, on the property
commonly known as 161 Colorado place, more particularly described
as follows:
Portion of Lot 1, Tract 949, in the City of Arcadia"
County of Los Angeles, State of California, as per
map recorded in Map Book 17-13 in the. office of the
County Recorder of "said County.
WHEREAS, a public hearing was held on said matter on
January 14, 1975, at which time all interested'persons were given
. full opportunity to be heard and..to present evidence;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
ARCADIA HEREBY RESOLVES AS FOLLOWS:
SECTION L Tha't the 'factual' data submitted by the Planning
Department in the attached staff report 'is true and correct.
SECTION 2. This Commission finds that:
1. The granting of a conditional use permit as herein-
after provided will not be detrimental to the public health or
welfare or injurious to the property or improvements ,in such zone
. or vicinity.

2. The use applied for at the 'location' indicated is
properly one for which a 'conditional' 'use' permit is' authorized.
3. The site' for the proposed use"rs adequate in size
and shape to accommodate said use, including all yards, parking,
loading, landscaping and other features required"to adjust said
use with the land and uses in the neighborhood.
4. The site abuts streets and highways' adequate in
width and pavement type to carry the kind of traffic generated
by the proposed use,
5. The granting of such conditional use permit will not
adversely affect the General Plan.
6. The use applied for will not have'"a"substantial
. adverse impact on the environment.
SECTION 3. That for the foregoing reasons, subject to
approval of the City Council,this Commission grants a conditional
use permit to operate and expand an existing motor hotel upon the
following conditions:
1. The property shall be improved and maintained in
accordance with the plans which are on file in the' 'subject Case
.
No. C.U.P. 74-24.
2. Parking spaces as, per code 'be designated for the
handicapped.
3. A modification for the rear yard setback encroach-
ments which do not comply with the 20 foot' minimum required by
Section 9263.2.4 of the Arcadia Municipal Code be approved by the
Planning Commission.

3. The applicant shall submit a traffic circulation plan
showing the exit to San Juan Place and showing adequate signing
designating this as an' exit' only.
SECTION 4. The Secretary shall 'certify to the adoption
of this resolution and shall"cause a copy. to be forwarded to the
City Council of the City of "Arcadia.
I HEREBY CERTIFY that the foregoing resolution was
adopted at a regular meeting of the Plannrng Commission held on
the 28 day of January, 1975, by the fol~owing vote:
