RESOLUTION NO. 838
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF ARCADIA GRANTING A
CONDITIONAL USE PERMIT FOR A RESTAURANT
AT lll3 WEST HUNTINGTON DRIVE.
WHEREAS, on November 26, 1973, an application was filed
by Milica Srbinevich for a conditional use permit fora restaurant,
Planning Department Case No. C.U.P. 73-l7, on the property commonly
known as ll13 West Huntington Drive, more particularly described
as follows:
Lot 3 of Tract 14846 in the City of Arcadia,
County of Los Angeles, State of California,
as per map recorded in Book 3l4, pages 8 and
9 in the office of the County Recorder of
said county.
WHEREAS, a pUblic hearing was held on said matter on
December 11, 1973, at which time all interested persons were given
full opportunity to be heard and to present evidence;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
ARCADIA HEREBY RESOLVES AS FOLLOWS:
SECTION 1. The subject site is zoned C-2 and developed
wi.th commercial buildings in the El Rancho Shopping Center; property
to the north, east and west is zoned C-2 and developed with commercial
uses; property to the south across Huntington Drive is zoned R-3
and developed with mUlti-family uses. The portion of the commercial
building which the applicant proposes to use is 55'6" by 17' and
contains approximately 922.25 square feet.

soup and cold sandwiches. Equipment for this use consists of a
kitchen stove, sink, work table, ice machine and display case. The
proposed hours of operation would be from 10 a.m. to 6 p.m. The
applicant has no plans to make any changes in the exterior of the
building.
SECTION 2. This Commission finds that:
l. The granting of a conditional use permit as herein-
after provided will not be detrimental to the public health or
welfare or injurious to the property or improvements in such zone
or vicinity.
2. The use applied for at the location indicated is
properly one for which a conditional use permit is authorized.
3. The site for the proposed use is adequate in size
and shape to accommodate said use, and all yards, parking, loading,
landscaping and other features required to adjust said use with the
land and uses in the neighborhood.
4. The site abuts streets and highways adequate in
width and pavement type. to carry the kind of traffic generated by
the proposed use.
5. The granting of such conditional use permit will not
adversely af~ect the General Plan.
SECTION 3. That for the foregoing reasons, subject to
approval of the City Council, this Commission grants a conditional
use permit for the use of said property for a restaurant upon the
following conditions:
1. The property shall be improved and maintained in

accordance with the plans which are on file in the subject case
No. C.U.P. 73-17, except that the restrooms shall be screened from
view.
2. All signs shall comply with code.
3. Plans for the food preparation area shall be subject
to the review of the Fire Department.
SECTION 4. The Secretary shall certify to the adoption
of this resolution and shall cause a copy to be forwarded to the
City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was
adopted at a regular meeting of the Planning Commission of the City
of Arcadia held on the 8th day of January

This application was filed on November 26, 1973, by
Uilica Srbinevich~ and is a proposal to operate a sandwich
shop.
PRESENT LAND USE ANn ZONING
The subject site is zoned CO'2 and developed with comO'
mercial buildings in the El Rancho Shopping Cente.r; property
to the north, east and west is zoned CO'2 and developed with
commercial uses; property to the south across Huntington
Drive, is zoned R-3 and developed with multi-family uses.
PROPOSAL AND ANALYSIS
The portion of the commercial building which the appli-
cant proposes to use is 55'6" by 17' and contains approximately
922.25 square feet. The proposed sandwich shop would seat
36 people and serve soup and cold sandwiches. Equipment for
this use consists of a kitchen stove, sink, work table, ice
machine and display cases.
The proposed hours of operation would be from IO a.m.
to 6 p.m. The applicant has no plans to make any changes in
the exterior of the building. On-site parking appears to
be adequate for this use.

RECOMMENDATIONS
The Planning Department recommends approval of C.U.P.
73-11 subject to the following condition~:
1. Conditions a's outlined in the attached report
from the Department of Public'Works shall be
complied with to the satisfaction' of the Di.rector
of Public Works.
2. That the development shall comply with the plans
on file with the Planning Department.
3. That all signs shall comply with code.
4. That plans for the food preparation area be sub-
ject to the review of the Fire Department

will hold a public hearing on Tuesday, December 11,"'1973, at 7.30
