RESOLUTION NO. 827
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF ARCADIA RECOMMENDING THE
ESTABLISHMENT OF A NEW R-2 (7.5) ZONE
CLASSIFICATION. .
WHEREAS, the Planning Commission on its own mot.ion
held a public hearing on August 28, 1973, to consider adding a
R-2 (7.5) zone classification to the zoning ordinance; and
WHEREAS, all interested persons were given full
opportunity to be heard and to present evidence;

NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
ARCADIA HEREBY RECOMMENDS TO THE CITY COUNCIL THE FOLLOWING
ADDITION TO THE ARCADIA MUNICIPAL CODE:
SECTION 1. That Division 4 be added to Part 5, Chap.ter 2
of Article IX to read as follows:
"ARTICLE IX.
CHAPTER 2.
PART 5.
DIVISION 4.
TITLE 1.
DIVISION AND USE OF LAND
ZONING REGULATIONS
RESIDENTIAL ZONES
R-2 (7.5)
USES PERMITTED.
9254.1. GENERAL. No building or land shall be used
and no building shall be hereafter erected, constructed or
established except for residential dwelling units developed in
accordance with the provisions for residential planned developments,
Section 9277, et seq., and at a density which does not exceed
7.5 dwelling units per gross acre."
SECTION 2. The Planning Commission finds that the

publiC necessity, convenience, general welfare and good zoning
practice justify the above recommendation.

SECTION 3. The Secretary shall certify to the adoption
of this resolution and shall cause a copy to be forwarded to the
City Council of the City of Arcadia.

ESTABLISHMENT OF NEW ZONE 'CLASSIFICATION
R-2 (7.5)
The following text amendment;wotild establish a new zone
classification which, would require .property" to be ,developed
as a residential planneddevelopment'with's'msximnm density
of 7.5 dwelling units per acre.
.
This zone classification is substantially more restric-
tive than the present R-2 zone classification. Under the
present R-2 zone classification with the incentive provisions,
certain properties could be developed with a density in
excess of 16 dwelling units per acre. This :proposal limits
the dwelling unit density tp 7.5. Also, this proposal'would
requi.re the development to be a residential planned develop-
ment which does require public hearings as part of the process
and Commission approval before the project can be undertaken.
The Planning Department recommends. the following zone
lassification be established:

Notice is hereby given that on Tuesday, August 28,
1973, at the hour of 7:30 p.m. in the Council Chambers of
the City Hall, 240 West Huntington Drive, Arcadia, California,
said Planning Commission will hold a public hearing for the
consideration of the establishment of a new zone classifi-
cation R-2 (7.5) which would establish a medium density
zone for multiple dwellings with a limit of 7.5 dwelling
units per acre and conditions for development.
At saidpubljc hearing an opportunity will be afforded
to all interested persons and the public general, to be
heard on the items set forth above.
