RESOLUTION NO. 825
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF ARCADIA RECOMMENDING AN
AMENDMENT TO THE MINIMUM LOT SIZE REGU-
LATIONS OF THE M-l ZONE.
WHEREAS, the Planning Commission on its own motion held
a public hearing on August 14, 1973, to consider amending the
provisions of the Arcadia Municipal Code relating to the minimum
lot size regulations of the M-l zone; and
WHEREAS, all interested persons were given full
opportunity to be heard and to present evidence;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
. ARCADIA HEREBY RECOMMENDS TO THE CITY COUNCIL, THE FOLLOWING
CHANGE IN THE ARCADIA MUNICIPAL CODE:
SECTION 1. That Section 9266.2.3 be amended to read as
follows:
"9266.2.3.
LOT AREA. Every industrial site shall have
"
a lot area of not less than f:l:fteen thousand (15,000) square fee,t
except that the City Council may approve an industrial development
of a lot of less than fifteen thousand (15,000) square feet
whe~e a hardship by reason of surrounding development, location or,
configuration is clearly demonstrated. The development must
be consistent with ,the General Plan and the zoning ordinance."
SECTION 2. The Planning Commission finds that the

public necessity, convenience, general welfare and good zoning
practice justify the above recommendation.
SECTION 3. The Secretary shall certify to the adoption
of this resolution and shall cause a copy to be forwarded to the
City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was
adopted at a regular meeting of the Planning Commission of the

REVISION OF SECTION 9266.2.3
Due to the development patte.rn in the ,industrial area
north of Huntington Drive, some of the. 'existing lots, are
in an undevelopable position. The size and shape of these
lots tend to vary because of the many features which tra-
verse the area. Some of these features w~ich effect the
otherwise rectangular lots are, the:r,i1roa~, freeway,
Sa.nta Anita Wash and certain street locations. In addition
to these large uses that cut through the ,industrial area,
a problem also exists where separate lots are eit~er on
the torner of a developed street or sandwiched between two
existing industrial uses with litt1e'.chance of' consolida-
tion to form the minimum IS,OOO square foot lot for develop-
ment as p~r Section 9266..2_3.
Staff feels that consideration should-be ,given to a
revision in the code which would permit M-1 lots of less
than IS,OOO square feet to be developed provided that a
hardship exists by reason of location of existing develop-
ment on the subject ,property or the surrounding 'properties,
or by the configuration or location of the, subj ect-property I
and that the proposed development is consistent with the
zoning and general plan.
The Planning Department recommends ,that ,Section
9266.2.3 be amended to read:
"Every industrial site ,shall have a lot ar-ea 'of not

cept that the City Council may approve an-industrial
development of a lot of less than~fifteenthousand
(15,000) square feet where a hardship by reason of
surrounding development, location, or configuration

Notice is hereby given that on Tuesday, August 14, 1973,
at the hour of 7:30 p.m., in the Council Chambers of the
City Hall, 240 West Huntington Drive, Arcadia, Californi,a,
said Planning Commission will hold a public hearing for the
consideration of certain changes in the Zoning Ordinance.

Revision of 15,000 sq. ft. minimum lot size in the M-l
zone (Section 9266.2.3.). This revision would provide
for modification of the minimum buildable size of
certain M-l 'iots that are less than l5~,000 sq. ft.
LA. 73-7
Revision of the R-O, R-l and R-2 zoning regulations,
re9ulating the front and rear yard setback requirements
to a minimum of 25 feet without regard to lot depth.
At said public hearing an opportunity will be afforded
to all interested persons and the public general, to be heard
on the items set forth above.
