RESOLUTION NO. 813
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF ARCADIA GRANTING A
CONDITIONAL USE PERMIT TO CONSTRUCT SUNDAY
SCHOOL ROOMS AT AN ,EXISTING CHURCH AT
23 WEST FOOTHILL BOULEVARD.
WHEREAS, on April 16, 1973, the Emmanual Assembly of
God Church filed an application for a conditional use permit,
Planning Department Case No. C.U.P. 73-5, for construction of a
two-story structure to be added to an existing church facility on
property known as 23 West Foothill Boulevard, more particularly
described as follows:

Lot 78 of Tract 11074, City .of Arcadia, County
of Los Angeles, State of California, as per
map recorded in Book 197, pages 27 and 29
of Maps; and Lot 2 of Parcel Map 1237 recorded
in ,Book 20, page 90 of Parcel Maps in the
office of the County Recorder of said County.
WHEREAS, a public hearing was held on said matter on
May 8, 1973, at which time all interested persons were given
full opportunity to be heard and to present evidence;
NOW" THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
ARCADIA HEREBY DETERMINES AND RESOLVES AS FOLLOWS:

SECTION 1. Subject property is developed with a church
and is zoned R-O, 30,000. Property to the north is zoned R-O,
30,000 and is deyeloped with a single-family dwelling; property
to the south is zoned R-l and developed with single-family dwellings;

property to the east is zoned C-2 and is developed with a service
station; property to the west is zoned R-O, 30,000 and is vacant
but owned by the church. Subject property is rectangular in
shape, 140 feet by 290 feet, and contains approximately 30,080

square feet.
The applicant proposes to construct a two-story structure
behind the existing church. The proposed building would be

. 41 feet by 24 feet and contain 1,968 square feet which would be
divided into six classrooms.
SECTION 2. This Commission finds that:
1. The granting of a conditional use permit as herein-
after provided will not be detrimental to the public health or
welfare or injur.ious to the property or improvements in such zone
or vicinity.
2. The use applied for at the location indicated is
properly one for which a conditional use permit is authorized.
3. The site for the proposed use is adequate in size
and shape to accommodate said use, and all yards, parking, loading,

landscaping) and other features required to adjust said use with
the land and uses in the neighborhood.
4. The site abuts streets and highways adequate in
width and pavement type to carry the kind of traffic generated by
the proposed use.
5. The granting of such conditional use permit will
not adversely affect the general plan.
SECTION 3. That for the foregoing reasons, subject to
approval of the City Council, this Commission grants a conditional
use permit for the addition of a two-story structure to an existinf?;
church facility subject to compliance with all applicable regula-
tions of the Arcadia Municipal Code and upon the following condi- I
tions:
1. The property shall be used for church purposes only, .
~ using the existing improvements and a two-story addition which
shall be constructed in accordance with plans on file in the
Planning Department in said Case No. C.U.P. 73-5.
2. All colors and materials shall blend with the
existing church building.

3. All trees which may be removed from the building
site shall be replaced with trees (minimum 24-inch boxes) on this
site or adjacent church property.
4, The proposed addition shall be restricted to use as
Sunday School rooms and similar church-connected activities.
SECTION 4. The Secretary shall certify to the adoption
of this resolution and shall cause Ii copy to be forwarded. to the
City Council of the City of Arcadia.

TO PROPERTY OWNERS WITtIIN A 300 FOOT 'RADIUS
The Planning 'Commission 'of 'the City of Arcadia:; 'California,
will, hold a public hearing on Tuesday, May B, 1973, at 7:30 p.m.
in the Council 'Chambers of the Arcadia City Hall, 240 West
Huntington Drive, Arcadia,' California.
The purpose of the public hearing will be to fford the public
an opportunity to be heard concerning the proposed use of the pro-
perty commonly known as 23 West Foothill Boulevard.
The legal description of the subject site is as follows:

Lot 7B of Tract 11074, City of Arcadia, County of Los
Angeles, State of California, as per Map recorded in Book
197, Pages 27 and 29 of Maps; and Lot 2 of Parcel Map

feels the addition of Sunday School rooms .would be an appropriate
