RESOLUTION NO. 811 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ARCADIA GRANTING A CONDITIONAL USE PERMIT FOR A GYMNASTICS SCHOOL FOR CHILDREN AT 146 WEST LIVE OAK AVENUE . WHEREAS, on March 26, 1973, Kevin M. Low filed an application for a conditional use permit for a gymnastics school for children, Planning Department Case No. C.U.P. 73-4, on the premises commonly known as 146 West Live Oak Avenue, Arcadia; and WHEREAS, a public hearing was held on said matter on April 10, 1973, at which time all interested persons were given full opportunity to be heard and to present evidence; NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF ARCADIA HEREBY RESOLVES AS FOLLOWS: SECTION 1. The subject property is developed with a commercial building and is zoned C-M. Property to the north is zoned C-l and C-M and is developed with a dry cleaning business; property to the south is in Temple Cit.y and is developed with single-family dwellings; and property to the east and west is zoned C-M and contains commercial uses. The applicant proposes to utilize an existing commercial I building for the purpose of establishing a gymnastics studio for students 6 to 15 years of age. Equipment will consist of mats, parallel bars and side horse. Children taking lessons would not be of driving age and would be dropped off and picked up by parents; this use could relieve some of the parking problems connected with this site. The present sit.e has three parking spaces and would I need six more parking spaces to comply with the parking requirements in the C-M zone. SECTION 2. This Commission finds that: I 1. The granting of a conditional use permit as hereinafter f provided will not be detrimental to the public health or welfare -1- 811 v o . . . " . . or injurious to the proper~y or improvements in such zone or vicinity. 2. The use applied for at the location indicated is properly one for which a conditional use permit is authorized. 3. The site for the proposed use is adequate in size and shape to accommodate said use, and all yards, parking, loading, ! landscaping, and other features required to adjust said use with the land and uses in the neighborhood. 4. The site abuts streets and highways adequate in width and pavement type to carry the kind of traffic generated by the proposed use. 5. The granting of such conditional use permit will not adversely affect the general plan. SECTION 3. That for the foregoing reasons, subject to the approval of the City Council, this Commission grants a conditional use permit for the use of said property for a gymnastic~ school for children, subject to the following conditions: , 1. The school shall be conducted only within the premises known as 146 West Live Oak Avenue. 2. All students using this facility shall be between 6 through 15 years of age. l 3. All signs shall comply with the Arcadia Municipal Code. SECTION 4. The Secretary shall certify to the adoption of this resolution and shall cause a copy to be forwarded to the City Council of the City of Arcadia. NanCE OF PUBLIC HEARING BEFORE TIffi ARCADIA CITY PLANNING Ca.1MISSION C.il.P. 73-4 TO PROPERTY OWNERS WITHIN A 30.0- FOOT RADIUS The Planning Commission of the City of Arcadia, California, will hold a public hearing on Tuesday, April 10, 1973, at 7:30 p.m. in the Council Chambers of the Arcadia City Hall, 240 West Hun tington Drive, Arcadia, California. The purpose of the public hearing will be to afford the public an opportunity to be heard concerning the proposed use of the property commonly known as 146 West Live Oak, for a gymnastics school for children. . The legal description of the subject site is as follows: Lot 7 of Tract 13935, City of Arcadia, County of Los Angeles, State of California, as per Map recorded in Book 285, Pages 13 and 14 of Maps in the office of the Los Angeles County Recorder. C.U.P. 73-4 RECOMMENDATIONS The Planning Department recommends that C.U,P'. 73-4 be approved subject to the following 'conditions: 1. All conditions as outlined"in the attached 'report from the Department 'of Public Works shall be complied with to the satisfaction 'of the Director of' Public Works. 2.
