property is proposing to build a new two story, prairie style residence story and removal of one
(1) protected tree that is subject to the City’s Single- Family Architectural Design Review
process. You have the opportunity to comment on the project prior to the City making a
decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality
Act (CEQA) for the new construction of one single-family dwelling; and
B. Single-Family Design Review No. SFADR No. 23-06, Protected Tree Encroachment
No. TRE 23-04, and Removal of Health Protected Tree No. TRH 23-05
Project Description: The Applicant is proposing a new 3,833 square-foot, two-story, Prairie-
style residence with a detached two-car garage and detached accessory recreation structure.
The Applicant is also proposing to remove one (1) London Plane Tree that is within the
projects footprint and encroach into the dripline of one (1) protected Juniper Tree that is within
the rear setback area.
Lot Size: 9,847 square feet
Existing Building Size (excluding the garage): 2004 square feet
New Building Size (excluding the garage): 3,833 square feet
Floor Area Ratio Proposed: 4,284 square feet (43.9%)
Floor Area Ratio Allowed: 4,431 square feet (45%)
Comment Period: Monday, September 18, 2023 to Monday, October 2, 2023 at 5:30 PM.
