NOTICE OF PENDING DECISION IS HEREBY GIVEN that the owner of the subject property is requesting a
Major Administrative Modification pursuant to Zoning Code Section 9106.03, to allow a single-story addition
to the rear of the primary residence, and a new front porch on an R-1 zoned lot that has two legal non-
conforming dwellings. You have the opportunity to comment on the project prior to the City making a decision
on the project described below:
A. Categorical Exemption per Section 15301 from the California Environmental Quality Act (CEQA)
for an addition to an existing structure; and
B. Major Administrative Modification No. Major AM 23-05
Project Description: A modification request to allow the expansion of a nonconforming residential property
with a 678 square foot one-story addition to the rear of the existing main one-story residence, including a 69
square foot front porch. The property is zoned R-1, Low Density Residential zone, and includes two
additional dwelling units. As such, the property is classified as nonconforming to the R-1 zone.
Lot Size: 22,572 square feet
Existing Building Size (excluding the garage): Main unit: 2,340 square feet, Second unit: 780 square
feet, Third unit: 830 square feet.
New Building Size (excluding the garage): Main unit: 3,018 square feet / Second unit: 780 square feet,
Third unit: 830 square feet.
Floor Area Ratio Proposed: 4,628 square feet (20%)
Floor Area Ratio Allowed: 9,320 square feet (41%)
Comment Period: Monday, September 18, 2023 to Monday, October 2, 2023 by 5:30 PM
