Santa Anita Ave. AIN No. 5788-010-004 Notice of Pending Decision - Major AM 23-05 NOTICE OF PENDING DECISION IS HEREBY GIVEN that the owner of the subject property is requesting a Major Administrative Modification pursuant to Zoning Code Section 9106.03, to allow a single-story addition to the rear of the primary residence, and a new front porch on an R-1 zoned lot that has two legal non- conforming dwellings. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15301 from the California Environmental Quality Act (CEQA) for an addition to an existing structure; and B. The property is zoned R-1, Low Density Residential zone, and includes two additional dwelling units. As such, the property is classified as nonconforming to the R-1 zone. New Building Size (excluding the garage): Main unit: 3,018 square feet / Second unit: 780 square feet, Third unit: 830 square feet.
