There are five parking space. s on the site and an additional
64 in the parking district parking lot.

ANALYSIS
There appears to pe ample parking available to meet
the needs of the proposed development.
It is not anticipated that the proposed use would
generate greater traffic problems in this area.
The applicant's plan does not indicate any parking
lot improvements or landscaping. Mr. Lou Pollard is
currently working with the Downtown Parking Districts for
the further development and improvement of the parking
districts. In this light the requiring of improvements
may not be reasonably justified at this time.
It is the judgment of the Planning Department that
the proposed development and use of this property will
not have a "significant" impact on the environment, and,
therefore, the preparation of an Environmental Impact
Statement is not l'equiredfor the consideration of this
item.
RECOMMENDATION
The Planning Department recommends that this applica-
tion be approved subject to the following conditions:
1. The conditions as outlined in the report from
the Department of Public Works shall be complied
with to the satisfaction of the Director of
Public Works.
2. If in the opinion of the Director of Planning
the improvement of the Parking District does not
appear likely in the immediate future,he may
request that landscape, irrigation and parking lot
plans for the parking area of the subj ect property
be submitted to the Planning Department. Said
plans and subsequent improvements shall meet the
approval of the Director of Planning.
