RESOLUTION NO. 746
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF ARCADIA GRANTING A
CONDITIONAL USE PERMIT FOR AUTOMOBILE
STORAGE AT 33 MORLAN PLACE. 7/-/0
.
WHEREAS, there was filed with this Commission on 25 June
1971, the application of Snyder-Langston, Inc., on behalf of Ford
Leasing Development Company, for a conditional use permit for the
storage of motor vehicles on real property known as 33 Morlan
Place, Arcadia, more particularly described as follows:
Lot 6, Tract No. 13768, in the City of Arcadia,
County of Los Angeles, State of California, as
per map recorded in Book 273, Page 37, of Maps
in the Office of the County Recorder of said
County; and
WHEREAS, a public hearing was held on said matter on
27 July 1971, at which time all interested persons were given full
opportunity to be heard and to present evidence;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
ARCADIA HEREBY DETERMINES AND RESOLVES AS FOLLOWS:

SECTION 1. The subJect site is presently in Zone C-1 & D.
In, a concurrent proceeding, the applicant is requesting the zoning
be changed to C-2 & D. The property to the south is zoned C-2 & D
and is also owned by Ford. The applicant proposes to develop the
site for storage of motor vehicles in connection with the adJacent
new car dealership.

SECTION 2. This Commission finds that:
1. The granting of a conditional use permit as hereinafter
provided will not be detrimental to the public health or welfare or
injurious to the property or improvements in such zone or vicinity.

2. The use applied for at the, location indicated is
properly one for which a conditional use permit is authorized, if
the zoning is changed to C-2 & D.
SECTION 3. That for the foregoing reasons, subject to
approval of the City Council, this Commission grants a conditional
use permit for the use of said property for .automobile storage
purposes subject to compliance with all applicable regulations of
the Arcadia Municipal Code and upon the following conditions:
1. This permit shall have no force or effect unless
and until the property is rezoned to C-2 & D within 90 days.
2. The property shall be developed in accordance with
plans submitted by the applicant and on file with the Planning
Department, Case No. 2-71-10; provided that a detailed landscape
and irrigation plan shall be submitted to and be subject to approval
by the Planning Department; and provided that all lighting fixtures
shall be subject to the same restrictions which apply to the adjoin-
ing property owned by the applicant as set forth in Planning
Department Case No. C.U.P.-69-8 and shall not cr!,!ate undue glare.
3. A full parkway width sidewalk shall be constructed
on Morlan Place and a five-foot wide sidewalk shall be constructed
on Santa Clara Street.
4. Driveway aprons and gravity drainage outlets shall be
constructed per City standard.
5. Tree wells shall be provided in the sidewalk areas
at locations to be detertnined by the Director of Public Works.
6. All areas to be used for auto storage shall be paved
per Arcadia Municipal Code requirements.
7. Two hundred dollars shall be deposited for street
trees to be installed by the Department of Public Works.

SECTION 4; The Secretary shall certiry to the adoption
of thi~ resolution and shall cause a copy to be forwarded to the City
"Council of the City of Arcadia.,
I HEREBY CERTIFY that the foregoing resolution was adopted
at Ii regular meeting of the Planning Conunission of the City of Arcadia
held on the lOth day of August , 1971, by the following vote:
