RESOLUTION NO., 744 A RESOLUTION OF THE PLANNING.COMMISSION OF THE CITY OF ARCADIA RECOMMENDING CERTAIN ZONE CHANGES AND DENYING OTHERS IN THE BLOCK BOUNDED BY ARCADIA AVENUE,', LA CADENA AVENUE, DUARTE ROAD AND BALDWIN AVENUE. WHEREAS, the Planning Department on its own initiative has proposed that all property presently zoned R-l bounded by Arcadia Avenue, La Cadena Avenue, Duarte Road and Baldwin Avenl.le be changed to Zone R~3; and WHEREAS, a public hearihg was held before the Planning Commission on 27 July 1971, at which'time all interested persons . were given full opportunity to be heard and to present evidence; NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF ARCADIA HEREBY DETERMINES AND RESOLVES AS FOLLOvIS: SECTION 1. The property proposed for a zone change is variously developed with a mortuary, apartments and single-family residences; one parcel at the southwest corner of La Cadena Avenue a~d Arcadia Avenue, owned by the City of Arcadia, is vacant. The other 'large vacant parcel in the block is already zoned R-3. SECTION 2. The Commission finds that only the City property at the southwest corner of La Cadena Avenue and Arcadia Avenue and the property presently developed with apartments at 515 West Duarte Road should be rezoned to R-3 at this time. The size and shape of other R-l properties to the ,east of 515 Duarte . Road are inadequate for good apartment development; there should be some assembling of property in this area before apartment develop- ment takes place. The property occ~pied by the mortuary and the, lot to the we,st the,reof probably are better suited for ,C-O Zone developments; and such change should await a request from the o\'mers. -1- 744' ,l '<I' . . 14 .J' ~~. -~ .., ," SECTION 3. For the above reasons, the Plaru1ing C6mm~s'sion recommends to the City Council that t~e parcel owned by the City at , . , the southwest corner of La Cadena Avenue and Arcadia Avenue and the , property known as 515 West Duarte Road occupied by the apartments be rezoned to R-3 and that the other R-l properties in the block remain R-1. '.' , SECTION 4. The Secretary shall certify to the,adoption or this resolution and shall cause a copy to be forwarded to the City Councilor the City or ,Arcadia.
