The subject site is an existing two-story church located on the northwest corner of Santa Anita Avenue and Colorado Boulevard and is zoned R-3. Apartments" are north, east, ,_. and west in zones R-3, 1-1-1, and R-3 respectively. This Commission finds that: 1. The granting of a conditional use permit as herein- after provided will not be detrimental to the public health or ... welfare or injurious to the property or in~rovements in such zone or vicinity. 2. The use applied for at the location indicated is properly one for "lhich a conditional us'e permit is au thorized. 3. The site for the proposed use is adequate in size and shape to accommodate said use, and all yards, parking, loading, land- scaping.. and other features required to adjust said use "11 th the land ~~d uses in the neighborhood. 4.
