RESOLUTION NO. 729
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF ARCADIA RECOMMENDING AN
AMENDMENT TO THE BUILDING HEIGHT AND LOT
AREA REQUIREMENTS OF THE R-3 MULTIPLE
FAMILY ZONE REGULATIONS, .
WHEREAS, the .Planning Commission on its own motion has held
public hearings to consider certain proposed amendments to the zoning
ordinance, hereinafter set forth, at which public hearings all
interested persons were given full opportunity to be heard and to
present evidence,

NOW, THEREFORE, BE IT RESOLVED THAT THE PLANNING COMMISSION
HEREBY FINDS AND DETERMINES AS FOLLOWS:
SECTION 1. That Sections 9255.2,.1 and 9255.2.6 be amended
to read as follows:
9255,2.1. BUILDING HEIGHT, No building hereafter erected,
constructed or established shall exceed two (2) stories, or thirty-
five (35) feet in height except as provided in J;livision 6 of Part 7
or in Division 2 of Part 8 of this Chapter. A basement designed or
used to provide only required parking space, laundry rooms, storage
rooms and other incidental purposes other than living quarters, shall
not constitute a story if no portion of the surface of the floor next
above such basement, or if there be no floor above it, then if the
ceiling next above it is more than two (2) feet above the top of the
stree,t curb at any point adjacent to the 10,t, or if there be no curb
in the street adjacent thereto, then more than two (2) feet above the
~ established grade of the center line of the street at any point
adjacent to the lot. Beyond one hundred (100) feet from the front
property line, the two (2) feet may be above the approved finished
grade. If all parking spaces are in a basement, the foregoing
restrictions may be deemed modified to provide for a restriction of
"three fee't" in each instance where "two' feet" is expressed,

9255.2.6, LOT AREA. Every dwelling hereafter erected or
structurally altered shall have a lot area of not less than two
thousand (2000) square feet per family. The foregoing restriction
shall not apply if all parking spaces are in a basement, all buildings,
together with all basement accessways, do not cover more than 75%
of the lot area, and a minimum part of the open area of the lot is
,
landscaped with planted material :l:n accordance with the following
table:

Example:
If 75% of the parce~ is developed, 75% of the remaining
25% open area must b,e landscaped with planted materiaL
SECTION 2. The Planning Commission finds that the public
convenience, general welfare, and goo~ zoning practice justify the
above amendments.
SECTION 3. The Secretary shall certify to the adoption of
this resolution and shall cause a copy to be forwarded to the City
Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the Planning Commission held on the 27th
day of April
