RESOLUTION NO. 728
A RESOLUTION OF THE PLANNING COMJI1ISSION OF THE
CITY OF ARCADIA GRANTING A CONDITIONAL USE
PERMIT FOR A RESTAURANT AT 100 NORTH SANTA ANITA
AVENUE .
WHEREAS, there was filed with this Commission on 26 March
1971 the application of Union Realco for a conditional use permit for
a restaurant on real property known as 100 North Santa Anita Avenue,
Arcadia; and
w~REAS, a public hearing was held on said matter on 13
April 1971 at which time all interested persons were given full
opportunity to be heard and to present evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
ARCADIA HEREBY DETERMINES AND RESOLVES AS FOLLOWS:

SECTION 1. The subject site is zoned C-C with D & H overlays
and is presently vacant. The proposed use is properly one for which
a conditional use permit would be authorized, Land immediately to
the north is vacant and is the site of the proposed eight story Towne
Centre Building, Further north across Santa Clara Avenue is the
Arcadia Lumber Company also zoned C-C with D & H overlays, To the
west are commercial buildings in Zone C-l, To the east are commercial
buildings in Zone C-C with D & H overlays. The developer proposes to
construct a restaurant having a gross floor area of 7,650 square feet,
All of the parking provided for the adjacent Towne Centre Building
shall be available for restaunant parking.
SECTION 2, This Commission finds that:
1. The granting of a conditional use permit as hereinafter
provided will not be detrimental to the public health or welfare or
injurious to the property or improvements in such zone or vicinity.
2, The use applied for at the location indicated is
properly one for which a conditional use permit is authorized.

3. TIle site for the proposed use is adequate in size
and shape to accommodate said use, and all yards, parking, loading,
landscaping, and other features required to adjust said use with
the land and uses in the neighborhood.
Lj,. The site abuts streets and highways adequate in width
and pavement type to carry the kind of traffic generated by the
proposed use.
5. The granting of such conditional use permit will not
adversely affect the general plan.
SECTION 3. That for the foregoing reasons, subject to
approval of the City Council, this Commission grants a conditional
use permit for the use of said property for restaurant purposes
subject to compliance with all applicable regulations of the Arcadia
Municipal Code and upon the following conditions:
1, That the subject property shall be developed as a
restaurant concurrently with the Towne Centre Project in accordance
with plans on file with the Building Department.
2. All pa~king facilities on the Towne Centre site shall
be available for the use of the proposed restaurant.
3. A 15 foot radius corner cut-off at the corner of Santa
Anita Avenue and lfheeler Avenue and at the corner of Santa Anita
Avenue and Santa Clara Street shall be dedicated for street purposes
as required by the Department of Public Works.
4, Any property within the Towne Centre site which is
not within Parking District No.2 shall be annexed to Parking District

APPLlCA TION
This application filed on 26 March 1971 in the'name of Union Realco proposes to
construct a restaurant at 100 North Santo Anita Avenue.
PRESENT LAND USE AND ZONING
The subject site is zoned C-C with D & H overlays and is presently.vacant. The
proposed use is properly one for which 0 conditional use permit would be authorized,
Land immediately to the north is vacant and is the site of the proposed eight story
Towne Centre Building. Further north across Sonto Clara Avenue is the Arcadia
Lumber Compony also zoned C-C with D & H overlays. To the west are commercial
buildings in Zone C-l, To the east are commercial buildings in Zone C-C with
D & H overlays {see aMached Land Use and Zoning Map}.
PROPOSAL AND ANALYSIS
The developer proposes to construct 0 restourant having 0 gross floor area of
7,650 square feet, (],e applicant's proposed development is substandard in terms
of the number of porking stolin fih.e applicantstotes thCi1lj2rking is to be provided
by agreement with the B story Towne Centre Building. The applicant therefore
indicates that there are to be 189 porking spoces in lieu of the 304 required by
Code {estimate based upon the combined gross floor area af the restourant ond the
Towne Centre Building},
RECOMMENDA TION
The Planning Department Staff recornmends that this application be approved subject
to the following conditions:
