A RESOLUTION OF THE'p~rnING ,CO~WISSION
OF THE CITY OF ARCft.Dr!\. GRANTiNG A CONDITIONAL 7a '-/4
USE PERl,ITT FOR A RESTAuRANT ,AT 235 EAST
FOOTHILL BOULEVARD.
WHEREAS, there was filed with this Commission on 29
September 1970 the application of New Dimension~ Food Service, as
lessee, for a conditional use permit for a restaurant on real
.
property known as 235 East Foothill Boulevard, Arcadia, more
particularly deSCribed as ,follows:
The easterly2L48 feet of Lot 3 and all of
Lot !+ of Tract No. 12834 in the City of Arcadia,
County of Los Angeles, State of California as
sho11n on map recorded in Book 262, Page 24 of
Map in the office of the County Recorder of said
County. .
~1HEREAS, a public hearing was held on said matter on 10
November 1970 at \'fhich time all interested persons were given full
opportunity to be heard and to present evidence.
NOW, THEREFORE, THE PLA~rrING CO~il~ISSION OF THE CITY OF
ARCADIA HEREBY DETERMINES AND RESOLVES AS FOLLOHS:
SECTION 1. The appl.icant proposes to construc.t a restau-
rant containing 3600 square feet on a site in excess of 27,000
square feet. The site is 101.5 by 279.5 feet and is presently
vacant; Ralph's Grocery is adjacent to the west; Shakey's Pizza
Parlor to the, east, and single family residences to the north. The
front 135 feet of the site is zoned C-2 and the rear 144.5 feet is
PR-l. An application has been made to extend the C-2 zoning an
~ additional 38 feet, Planning Department Case No. 2-70-3.
SECTION 2. This Commission finds that:
1. The granting of a conditional use permit as herein-

2. The use applied for at t,he. location indicated is,
properly one for which a conditional use .permit is authorized.
3. The site for the proposed use is adequate in size and
shape to accommodate said use. and all yards. parking. loading.
landscaping., and other features required to adjust said use with
the land and uses in the neighborhood.
4. ' The site abuts streets and highways adequate in width
and pavement type to carry the kind of traffic generated by the
proposed use.
5. The granting of such conditional use permit will not
. adversely affect the general plan.
SECTION 3. That for the foregoing reasons, subject to
approval of the City Council, this Commission grants a conditional
use permit for 'the use of said 'property for restaurant purp'oses
subject to compliance with all applicable regulations of the Arcadia
Municipal Code and upon the following conditions:
1. This permit shall become operative only if a portion
of the property is rezoned in accordance with the application on
.file in said case 2-70-3.
2. Revised plans for landscaping, ir.rigation, parking,
and required walls shall be submitted to and approved by the
Planning Department.

3. All utilities shall be installed underground.
4. '1'1'10 tree wells shall be constructed in the public
side1'1alk in accordance l-n th City standard 8-11 and planted l1i th two
15 gallon paYkway trees of' a species approved by the Department of
! Public i-Iorks.

8. A trash enclosure shall be provided. screened on
three sides by six-foot high decorative masonry walls.
SECTION 4. The Secretary shall certify to the adoption

of this resolution and-shall cause a CClPyto be forwarded to the

The Planning Commission of the City of Arcadia, California
will hold a public hearing on 10N:>vember.1970 at 7:45 p.m. in the
Council Chambers of the Arcadia City Hall, located at 240 West
Huntington Drive, Arcadia, California.
The purpose of the public hearing will be to afford the
public an opportunity to be heard concerning the proposed use of
property, commonly known as 235 East Foothill Boulevard, as a
restaurant.
The legal description of the subject property is as follows:

feet of Lot 3. and all of Lot 4 of Tract No. 12834
in the City of Arcadia, County of Los Angeles,
State of California as shown on map recorded in

The applicant requests a Conditional Use Permit.
The proposed plan may be seen in the Planning Department,
located at 240 West Huntington Drive, Monday through Friday,
between the hours of 8:00 a.m. and 5:00 p.m.
