(~ RESOLUTION NO. 704 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ARCADIA GRANTING A CONDITIONAL USE PERMIT FOR MONTESSORI SCHOOL AT 1406 SOUTH SANTA ANITA,AVENUE. , WHEREAS, there was filed with this Commission on 5 May 1970 the application of Mr. & Mrs. Robert Firth to continue the operation of the existing Montessori School and to permit additional building and site alterations to take place on property known as 1406 South Santa Anita Avenue, Arcadia, more specifically described as follows: The south 93 feet of the north 231.25 feet of the westerly 249.40 feet of Lot 17, of the Arcadia Acreage Tract, as recorded in Map Book 10, Page 18, Official Records of Los Angeles County, California. WHEREAS, a public hearing was duly held on said matter before this COmmission on 26 May 1970 at which time ail interested persons were given full opportunity to be heard and to present evidence. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF ARCADIA HEREBY DETERMINES AND RESOLVES AS FOLLOWS: SECTION 1. The subject site is zoned R-l. Adjacent to the north and east of the site is the Dana School in Zone R-l; to the south and west of the site are single family residences in Zone R-l. The area of the site is approximately 23,994 square feet; the areas of the existing buildings are approximately 3,202 square feet in the main building and approximately 685 square feet in the ~ cabana, creating an appr~ximate total building area of 3,887 square feet. The proposal would increase the existing 1,021 square feet of classroom space by 753 square feet, thus creating a total class- room area of 1,774 square feet. The Arcadia Municipal Code requires -1- 704 / ~ - , Q . ~ a minimum of 35 square feet of indoor play area and 75 square feet of outdoor play area per child. Therefore, a maximum school enroll- ment of fifty (50) children would be permitted by the Code. SECTION a. This Commission finds that: 1. The granting of a conditional use permit'as herein- after provided will not be detrimental to the public health or welfare or injurious to the 'property or improvements in such zone or vicinity. 2. The use applied for at the location indicated is properly one for which a conditional use permit is authorized. 3. The site for the proposed use is adequate. in size and shape to accommodate said use, and all yards, parking, 10ading,Jand- . scaping, and other features required to adjust said use with the land and uses in the neighborhood. 4. The site abuts streets and highways adequate in width and pavement type to carry the kind of traffic generated by the proposed use. 5. The granting of such conditional use permit will not adversely affect the general plan. SECTION 3. That for the foregoing reasons, subject to approval of the City Council, this Commission grants a conditional use permit for the use of said property to continue the operation of the existing Montessori School and to permit additional building and site alterations, subject to compliance with all applicable ... regulations of the Arcadia Municipal. Code, and upon the following conditions: 1. The elimination of the swimming pool shall be completed to the satisfaction of the Superintendent of the Building Depa.rtment. -2- 704 , . . . 2. Prior to initial use of the premises all buildings and structures shall comply with the Arcadia Building Code. 3. The enrollment of the Montessori School shall not exceed fifty children. 4. The original conditions of approval shall be estab- lished from an on-site inspection of the building and Safety Division, the Fire Department, the Health Department and the Planning Department. Re-inspection of the premises shall be made at least once a year by each of said departments, and any unfavorable report by any of said departments shall be grounds for institution of pro- . ceedings for revocation of any conditional use permit. 5. One four foot square. unlighted sign stating the name of the school may be placed and maintained on the front of the building. 6. The ap plicant shall prepare and submit a landscaping plan to the Planning Department for its approval. 7. The required parking area shall substantially comply' with the Code. 8. All play areas shall comply with the Code and be maintained to the satisfaction of the Planning Department. SECTION 4. The Secretary shall certify to the adoption of this resolution and shall cause a copy to be forwarded to the City Council of the City of Arcadia.
