RESOLUTION NO. 697.
A RESOLUTION OF THE CITY PLANNING CO~~ISSION
OF THE CITY OF ARCADIA GRANTING A CONDITIONAL
USE PERMIT FOR THE REMODELING OF A SERVICE. I
STATION AT 101 EAST DUARTE ROAD. ' ' - .. 70.-
WHEREAS, there was filed with this Commission on 14
January 1970 the application of Ray G. Boardman for the remodeling
of an a1,ltomobile service station on property known as 101 East Duarte
Road, Arcadia, more specifically described as follows:
Lots 1 and 2 in Block 62 of A Part of Arcadia,
Santa Anita Tract as per map recorded in
Book 16, Page 58 of Miscellaneous Records of
said City.
WHEREAS, a public hearing was duly held on said matter
. bef"ore this Commission on 10 March 1970 at which time all
interested persons were given full oppo.rtunity to be heard and to
present evidence.
NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY
OF ARCADIA HEREBY DETERMINES AND RESOLVES AS FOLLOWS:
SECTION 1. The subject site is zoned C-2. A single
family home and,vacant'property are adjacent north and east of
the subject site. Mixed commercial buildings are south and west
of the site in C-2, and C-2 & H zones. The area of the subject
site is approximately 12,250 square feet. The proposed buildings
floor area is approximately 1,620 square feet.
SECTION 2. This Commission finds that:
. 1. The granting of a conditional us~ permit as herein-
after provided will not be detrimental to the public. health or
welfare or injurious to the property or improvements in such zone.

2. The use applied for at the location.indicated is
properly one for which a conditional use permit is authorized.
3. The site for the proposed use is adequate in size
and shape to accommodate said use, and all yards, parking, loading,
landscaping, and other features required to adjust said use with
the land and uses in the neighborhood.
4. The site abuts streets and highways adequate in width
and pavement type to carry the kind of traffic generated by the
proposed use.
5. The granting of such conditional use permit will not
adversely affect the general plan.
6. The proposed use .will not substantially increase
vehicular traffic on any street in a residentially zoned district..
7. The proposed use will not lessen the suitability of,
any nearby commercially zoned property for commercial use by inter-
fering wi,th pedestrian traffic.
8" The proposed use is not located near a place of
, assembly.

. 2. All drainage shall be intercepted and conveyed to
the gutter by a pipe under the sidewalk or into an existing storm
drain catch basin.
3. Execute and record an irrevocable offer to dedicate
a two-foot strip for Duarte Road and a 15 foot radius corner cut-
off.
4. All utilities shall be.installed underground including
underground electric service.
5. The applicant shall provide solid decorative screening

which shall screen the entrance to all restrooms.
6. All merchandise, wares and crates, in the form of
temporary and permanent storage. or display shall be within the
building,
7. All signs shall comply with existing sign regulations.
8. Trash area shall substantially comply with existing
ordinance.
SECTION 4. The Secretary shall certify to the adoption
of this resolution and shall cause a copy to be forwarded to the
City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the City Planning Commission held on the
24th day of March , 1970, by the following vote:
AYES: Commissioners Kuyper, Lauber', Livingston, Parker, Reiter, Cahill
NOES: None
