RESOLUTION NO, 691
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ARCADIA GRANTING A CONDITIONAL USE a(?-I'
PERMIT. FOR A RESTAURANT AT 621 LAS TUNAS DRIVE.
WHEREAS, on the 17th day of November, 1969, Armanda Bojorequez and
Edward Gikas, as lessees, filed an application to use the property known as
621 Las Tunas D~ive for restaurant purposes, said property being more particu-
larly described as:
The easterly 70 feet, measured along the
northerly property line of Lot 22, Tract
6641, as per Map Book 126, page 67, and
WHEREAS, a public hearing on said matter was held on the 9th day
of December, 1969;

NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF ARCADIA RESOLVES
THAT:
SECTl:ON 1. That the subject property is located in a C-2 zone and is
developed with a single story building which occupies substantially all of the
site.
Abutting property owned by Richfield Oil Company is developed as a service
station and has excess parking faci l1ties which are adequate to meet parking
requirements of the proposed restaurant.
SECTION 2. This Commission finds that:
1, The granting of a conditional use permit as hereinafter provided
will not be dett:imental to the public health or welfare or injurious to the
property or impt:ovements in such zone or vicinity.
2. The use applied for at the location indicated is properly one for
which a conditional use permit is authorized.

3. The site for the proposed use is adequate in size and shape to
accommodate said use, and all yards, parking, loading, landscaping, and other
features required to adjust said use with the land and us.es in the neighborhood.
4. The site abuts streets and highways adequate in width and pavement
type to carry the kind of traffic generated by the proposed use.
5. The granting of such conditional use permit will not adversely
affect the genetal plan.

SECTION 3. That for the foregoing reasons, subject to approval of
the City Council, this Commission grants a conditional use permit for the use
of said property for restaurant purposes, the restaurant facility to be located
on the first floor of the building on said property, in compliance with applicable
regulations of the Arcadia Municipal Code, and upon the following conditions:
1. At all times there shall be an agreement whereby the owner and
the operator of the abutting property and service station shall provide at
least sixteen parking stalls for the exclusive use of customers of the restaurant.
2. Any bale which may lawfully be operated within the restaurant shall
occupy no more than forty-nine per cent of the floor area of the restaurant.
3, All utilities shall be installed underground .

4. Existing landscaping shall be refurbished and maintained in good
condition.
SECTION 4. The Secretary shall certify to the adoption of this
resolution and shall cause a copy to be forwarded to the City Council of the
City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was adopted at a
regular meeting of the City Planning Commission held on the 13th day of January
1970, by the following vote:
