RESOLUTION NO. 68i A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ARCADIA RECOMMENDING A DENIAL OF AN APPLICATION FOR A ZONE CHANGE -- 141 AND 143 WEST COLORADO BOULEVARD. WHEREAS, on July 23, 1969, Dale L. Ingram, acting as agent" filed an application on behalf of the owners of a triangular shaped property bounded on the south by Colorado Boulevard, on the northeast by the Santa Fe Railroad right-of-way and on the west by the rear . property lines of properties facing onto San Luis Rey Road, and commonly known as 141 and 143 West Colorado Boulevar~Arcadia, to reclassify said property, which is undeveloped, from zone R-l to zone R-3; and WHEREAS, a public hearing on said application, Planning Department Case No. Z-69-2, was held by this Commission on August 12, 1969, at which time all interested persons were given f~11 opportunity to be heard and to present evidence. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF ARCADIA RESOLVES AS FOLLOWS: SECTION 1. The Commission recommends denial of said application. SECTION 2. The Commission finds that: (a) The proposed change is not consistent with good zoning practice. . (b) The subject property is capable of being developed for single family residential use. -1- 681 ~. .. . . . (c) There is an adequate amount of property in the City which is zoned R-3 and that there is no need for additional property zoned R-3. (d) The Santa Fe Railroad right-of~way is elevated approximately ten feet above the natural grade of subject property and shields the subject property from any influence of the R-3 property on the northeasterly side of said right-of-way; all other property adjacent to the subject property on the southerly. side of said right-of-way is zoned R-l; and that an R-3 use of the subject property would be an undesirable intrusion into a single family residential area. SECTION 3. The Secretary shall certify to the adoption ... of this resolution and shall cause a copy to be forwarded to the City Council of the City of Arcadia.
