A RESOLUTION OF THE CITY PLANNING COMMISSION
OF THE CITY OF ARCADIA GRANTING A CONDITIONAL
USE PERMIT FOR THE USE OF PROPERTY AT 55 WEST
HUNTINGTON DRIVE FOR MOTOR VEHICLE SALES.
WHEREAS, Ford Leasing Development Company, Inc. filed an
application for a conditional use permit on June 11, 1969, file
C.U.P. 69-8 in the Planning Department,. for the use of property
known as 55 West Huntington Drive for motor vehicle sales; said
property is bounded by Santa Clara Street, Huntington Drive and
Morlan Place and the Northeasterly boundary is a six foot fence
with redwood batts as shown on a plot plan of the proposed develop-
ment, in said file, dated March 30, 1969, revised June 30, 1969;
and

WHEREAS, a public hearing was duly held on said matter
before the Planning Commission on June 24, 1969, and on July 8,
1969, at which times all interested persons were given full
opportunity to be heard and to present evidence.
NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY
OF ARCADIA HEREBY DETERMINES AND RESOLVES AS FOLLOWS:

SECTION 1. The subject property is partially in zone
C-2 and partially in zone C-l. Property to the West is zoned
C-2 and developed with commercial uses. Property to the East and
Northeast is zoned C-l and developed with commercial uses.
Property to the North is zoned C-l and R-l; the R-l property is
developed with single family residences which rear on Santa Clara
Street and the C-l properties are developed with commercial
buildings. Arcadia County Park is to the South.
The applicant proposes to expand and upgrade existing
facilities for new and used automobile sales and service.

SECTION 2. This Commission finds that:
1. The granting of a conditional use permit as herein-
after provided will not be detrimental to the public health or
welfare or injurious to other property or improvements in the
vicinity.

2. The use applied for at the location indicated is
i properly one for which a conditional use permit is authorized.
3. The site for the proposed use is adequate in size
and shape to accommodate said use, and all yards, parking, loading,
landscaping, and other features required to adjust said use with
the land and uses in the neighborhood.
4. The site abuts streets and highways which will be
" adequate in width and pavement type to carry the kind of traffic
. generated by the proposed use.
5. The granting of such con(itional use permit will not
adversely affect the general plan.
SECTION 3. That for the foregoing reasons subject to
approval of the City Council, this Commission grants a conditional
use permit for use of said property for motor vehicle sales subject
to compliance with all applicable regulations of the Arcadia
Municipal Code, particularly the provisions of the zoning regula-
tions and upon the following conditions:
1. The existing facilities shall be expanded, improved
and used in accordance with said plot p+an on file in the Planning
Department.
2. Sufficient land shall be dedicated by the applicant
to create an eight foot parkway in Santa Clara Street.

3. Sidewalks shall be constructed in Santa Clara Street
and Morlan Place in accordance with requirements of the Department
of Public Works.

4. lriveway aprons and gravity drainage outlets shall
be constructed in accordance with City standards.
5. Tree wells shall be constructed in the sidewalk area
at locations designated by the Director of Public Works.
6. Applicant shall deposit $600 with the City Treasurer,
said sum to be used by the City for installation of trees in said
sidewalk areas.
7. Curb cuts shall be subject to approv~l by the
Department of Public Works and all unused curb cuts shall be closed.
8. Landscaping shall be installed and maintained in
~. accordance with said plot plan.
9. No automobile body work shall be conducted in

Building "c" as designated on said plot plan.
SECTION 4. The Secretary shall certify to the ,adoption
of this Resolution and shall cause a copy to be forwarded to the
City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regUlar meeting of the City Planning Commission held o~ the
