RESOLUTION NO. 671
A RESOLUTION OF THE CITY PLANNING COMMISSION
OF THE CITY OF ARCADIA GRANTING A CONDITIONAL
USE PERMIT FOR A RESTAURANT AT 101 SO~H
FIRST AVENUE.
WHEREAS, there was filed with this Commission on the
30th day of January, 1969, the application of Donald D. Pellegrino,
as owner, for the use for restaurant purposes of a portion of
the property known as 101 South First Avenue, more particularly
described as follows:

Lots 20 and 21 of Block 71 in the City of
Arcadia as recorded in Map Book 15, Page 89
in the office of the County Recorder of Los
Angeles County, State of California
WHEREAS, a public hearing was duly held on said matter
by and before this Commission on the 11th day of February, 1969,
at which time all interes te,d persons were given full opportunity
to be heard and to present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY
OF ARCADIA HEREBY DETERMINES AND RESOLVES AS FOLLOWS:
SECTION 1. That the subject property is located at the
southwest corner of First Avenue and Alta Street and consists of
a lot 50 feet by 142 feet fronting on First Avenue and the imme-
diately adjacent lot on Alta Street which is 50 feet by 160 feet.
The lot on First Avenue is improved with a two-story building and
the lot on Alta Street is paved for automobile parking. The lot

on First Avenue is in a C-l andD-H zone; the lot on Alta Street
is zoned PR-3 and H. The applicant proposes to use the first
floor of the building for restaurant purposes.

SECTION 2. This Commission finds that:
1. The granting ofa conditional use permit as herein-
after provided will not be detrimental, to the public health or
welfare or injurious to the property or improvements in such zone
or vicinity.
2. The use applied for at the location indicated is
properly one for which a conditional use permit js authorized.
3. The site for the proposed use is adequate in size
and shape to accommodate said use, and all yards, parking,
loading, landscap~ng, and other features required to adjust said
use with the land and uses in the neighborhood.
4. The site abuts streets and highways adequate in
width and pavement type to carry the kind of traffic generated
by the proposed use.
5. The granting of such conditional use permit will
not adversely affect the general plan.
SECTION 3. That for the foregoing reasons, subject to
approval of the City Council, this Commission grants a conditional
use permit for the use of said property for restaurant purposes,
the restaurant facility to be located on the first floor of the
building on said property, in compliance with applicable regulations
of the Arcadia Municipal Code, and upon the following conditions:
1. The existing parking area shall be developed with
the aisle and parking stall sizes in accordance with existing
parking regulations.
2. All signs shall comply with the sign regulations
set forth in Ordinance No. 1397.

3. The holder of this permit and any successors in
interest shall consent to the formation.of any parking district
which proposes to include the subject property within its
boundaries, provided, such district provides parking benefits
to the subject property.
4. This permit shall be submitted to the City Council
for its approval or disapproval and it shall not be effective
until approved by the Council.
SECTION 4. The Secretary shall certify to the adoption
of this resolution and shall cause a copy to be forwarded to

the City Council of the City of Arcadia.
I HEREBY CERTIFY that the foregoing resolution was
adopted at a. regular meeting of the City Planning Commission held
on the 25th

NOTICE OF PUBLIC HEARING
BEFORE THE
ARCADIA CITY PLANNING COMMISSION
c. U. P. 69-1
The Planning Commission of the City of Arcadia, California, will hold a public
hearing on February 11, 1969 at 8:00 p.m. in the Council Chamber of the Arcadia City Hall,
located at 240 West Huntington Drive, Arcadia, California.
The purpose of the public hearing will be to afford the, public an opportunity to.be
heard concerning the proposed use of property,commonly known as 101 S. First Avenue, as
a restaurant.
The legal description of the subject site is as follows:

Lots 20 and 21 of Block 71 in the City of Arcadia as recorded in Map Book 15,
Page 89 in the office of the County Recorder of Los Angeles County, State of
California.
The applicant requests a conditional use permit.
The plan proposing to refurbish existing restaurant facilities can be seen in the
office of the Planning Department, 240 West Huntington Drive, Arcadia, California, Monday
through Friday between the hours of 8:00 a. m. and 5:00 p. m.
