A RESOLUTION OF THE CITY PLANNING COMMISSION
OF THE GITY OF ARCADIA GRANTING A CONDITIONP:L
USE PERIHT UPON SPECIFIED CONDITIONS FOR THE
RECONSTRUCTION OF A SERVICE STATION FACILITY
ON PRO~~RTY LOCATED AT 625 LAS TUNAS DRIVE IN
SAID CITY.
WHEREAS, there was filed with this Commission on the 24th
day of June, 1968 the application of ATLANTIC RICHFIELD COMPANY for
a conditional use permit for the reconstruction of the service sta-
tion facility on property known as 625 Las Tunas Drive, more parti-
cularly hereinafter described; and
WHEREAS, after due notice as required by the zoning ordi-
nances of said City a public hearing was duly held .on the matter by
~ and before this Cammission on the 23rd day .of July, 1968, at which
time all interested persons were given full opportunity ta be heard
and to present evidence;
NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY
OF ARCADIA HEREBY DETERMINES ,AND RESOLVES AS FOLLOWS:
SECTION 1. That the subject property is in a C-2, General
Commercial Zone. That it is presently developed with three cammer-
cial buildings, two of which, the existing service statian building
and real estate office, are prapased ta be removed and new service
station facilities canstructed. The small .office building on the
easterly partian of the site will remain and will be madernized for
use as an office.

SECTION 2. The Planning Commission finds and, determines
that the granting .of such canditianal use permit will not be detri-
mental t.o the public health or welfare .or injurious to the praperty
.or improvements in such zone or vicinity. That the us,e applied for

7. Thirty square feet of raised planting area shall be
located along the ouilding facade fronting on the street.
8. This permit shall not take effect before it is approved
by the City Council.
Said property is described as follows:
Lob;> 21 and 22 of Tract 6641 in the City of Arcadia
as recorded in Map Book 126, Page 67 in the office
of the County Recorder of Los Angeles County, State
of California.
SECTION 4. The Secretary shall certify to the adoption of
this resolution.

APPlICA nON
Thisapplicatian filed in the name of Atlantic Richfield Oil Company proposes to
remove existing service statian buildings and construct newsefVice station
facilities.

PRESENT ZONING AND LAND USE '.
The subject property is in Zone C..;z as is adjacent property to the north and east._
Property ta the south across las Tunas and to the west and southwest across Baldwin
is also developed cammercially in Zane C..2.
Praperty to the nartheast is residential R-l zane.
The subject praperty is presently develaped with a vacant service statian building and
a vacant commercial office building. The affice building (41' X 43') is located on
the southeast carner of the,site facing las Tunas and is proposed to remain.
PROPOSED DEVELOPMENT
The proposed development would remove the existing service station buildings in order
to construct a more modern facility. The new statian wauld far the mast part comply
with the standards gaverning serVice statians in Arcadia'.
1. Adequate setbacks are provided. (None required except those established
by the Planning Commissian.)
2. location and site requirements meet cade standards.
3. The minimum lot area required is 10,000 sq. ft. and 32,000 sq. ft. is
praposed.
4. Twenty parking spaces are proposed exceeding code requirements.
5. Twa access ways per street are proposed.
6.
A free standing sign ,is proposed to be lacated on the southwest corner of
the site not to exceed 25' in height nor 150 sq. ft. in area Oi per code_
requirements. '

7. A six foat block wall is fJ'aposed an the north and east sides of the property
line.
8. Four cabra type lamps are proposed. The lighting' will be directed away
from streets and adjoining property and comply with the height regulations.
9. The propased landscaping exceeds the code requirements in all areas except
along the buildings. The regulations require three-foot wide raised planters
an each side of the praperty line; 5 foat wide raised planters in front of the
pump islands; 150 sq. ft. af planting area at the carner; and 30 sq. ft. of
planting area along the building.
a. The proposal is deficient in planting area along the building.
b. It is also deficient by not indicating planting along the
easterly property line.
ANALYSIS
The use applied for at this location is praperly one far which a conditianal use permit
is authorized and is adequate in size and shape to accommadate said use. The,~ite
complies substantially with basic requirements.
RECOMMEN DA TION
The Planning Department recommends the application be appravedsubject to campliance
with the regulationsgaverning drive-in businesses and the fallowing conditians:
1. Water service tSf!~&=t& with the Uniform Plumbing Cadeand. k

2. The, ccmditians af approval specified in the report from the Departmect of
Public Warksshall be fulfilled. (See attached report)

3. A raised planter 3' in width shall be installed alongthewester4y-sideof the
office building.
4. Thirty sq. ft. af raised planting area shall be located alang the building
facade fronting on the street.

NOTICE OF PUBLIC HEARING
BEFORE THE
ARCADIA CITY PLANNING COMMISSION
C.U. P. 68-13
Whereas, Atlantic Richfield Company, lessee of real praperty within the City of Arcadia,
Califarnia and hereinafter described, has filed with the Planning Cammissian of the City
of Arcadia, a Conditional Use Permit applicatiano The appl ication prapases to remove
existing service.statian buildings and construct new service,station facilities.
The subject property is located at 625 las Tunas Drive (northeast corner of las Tunas Drive
and Baldwin Avenue) and is described as follows:
lot 21 and 22 of Tract 6641 in the City af Arcadia as recorded in
Map Beak 126, Page 67 in the office af the, County Recorder of
las Angeles County, State af Califarnia.
The property is cammonly known as 625 las Tunas Drive.

Waiver of Zoning Regulatians. In additian to the subject of the proposed Conditional Use
Permit, the public hearing shall beapen far discussion of any recommendatian by the
Commission to the City Council for a waiver af zoning regulations applicable to said
praperty. The City Council may waive any such zanihg regulatianswithaut a public hearing
subjectta pravisians of Sectian 9275.9 of the Arcadia Municipal Code, including a
favorable recammendation ,by the Planning Commission.
NOW, THEREFORE, NOTICE IS HEREBY GIVEN that on Tuesday, July 23, at the hour of
8:00 o'clock p.m., in the Council Chamber of the City Hall, 240 West Huntington Drive,
Arcadia, California, said Planning Comrnission will hald a public hearing on the question
af said proposed application, and an apportunity will be affarded to persons particicularly
interested, and the public generally, to be heard on all matters concerning said conditional
use permit.
The plan, proposing to canstruct a new service station, can be,seen in the office af the
Planning Department, 240 West Huntington Drive, Arcadia, Califarnia, Manday,thru
Friday, between the hours af8:00 a.m. and 5:00 p.m.

Nate: Conditional Use Permits are required for unique types of land uses. This uniqueness
may require adjusting the zoning regulatians of the district to insure a compatible relatianship
with the other land uses in the immediate vicinity.
