RESOLUTION NO, 648
A RESOLUTION OF THE CITY PLANNING COMMISSION
OF THE CITY OF ARCADIA. AMENDING RESOLUTION
NO, 622, GRANTING A CONDITIONA~ USE PERMIT
TO ALLOW A PORTION OF THE ARCADIA BAPTIST
CHURCH PROPERTY LOCATED AT 805 NORTH FIRST
AVENUE IN SAID CITY TO BE USED FOR A FORTY-
PUPIL CHRISTIAN PRE-SCHOOL DAY NURSERY.
WHEREAS. on December 12, 1967 a conditional use permit
was granted on the application of the Arcadia First Baptist Church
to operate a Christian pre-school day nursery in existing church
facilities on the property located at 805 North First Avenue; and
WHEREAS. the church proposes to construct a two-story
building 751 south of the existing school area with a fenced and
:~ landscaped play area containing 2650 square feet; and
WHEREAS. it is proposed to relocate the nursery school in
the new building; and
WHEREAS, said church has requested that said conditional
use permit, together with all the conditions attached thereto. be
made applicable to the new location;
NOW, THEREFORE, THE CITY PLANNING COMMISSION OF THE CITY
OF ARCADIA, HEREBY DETERMINES AND RESOLVES AS FOLLOWS:
SECTION 1. That Section 3 of Resolution 622 is amended to
read as follows:

"SECTION 3. That for the foregoing reasons, this CoiTuhia-
sion hereby grants a conditional use permit to use a portion of the
above described property for the conduct and operation of a Chris-
tian pre-school day nursery in a location adjacent to the sanctuary
and to construct a building for the use of such nursery, said build-
ing to be a two-story building containing approximately 4087 square
feet with an adjacent fenced play area of approximately 2650 square

feet. Said uses are substantially as outlined in the applications.
This permit is granted upon the following conditions:
1. A six (6) foot high chain link fence shall be installed
and maintained to enclose the children's play area.
2, That the provisions of Title 3 of Division 5 of Part 7
of Chapter 2 of Article IX of the Arcadia Municipal Code be at all
times complied with.

3. The camper and boat presently being s'tored on the church
parking lot shall be adequately screened from public view.
4. That the precise location of the proposed new building
and play area shall be subject to further approval of the Planning
Commission and no building permit shall be issued until such approval
is obtained."
SECTION 2, The Secretary shall certify to the adoption of
this resolution.

at a regular meeting of the City Planning Commission held on the
28th day of May, 1968, by the following vote:

ARCADIA FIRST BAPTIST CHURCH PRE-SCHOOL DAY NURSERY
805 NORTH FIRST AVENUE
APPLICATION
This request to omend C. U. P. 67-8 is filed by the Arcadia First Baptist Church, located
at 805 North First Avenue. The existing structure is presently used for Sunday School
classes, nursery thru high school, Sunday morning, Sunday evening, Wednesdoyevening
and at any special events such as vacation Bible School.
c. U. P. 67-8 also allows the applicant to use the structure as a Christian Pre-School
Day Nursery. The hours of operation are from 9 a.m, to 11:30 a.m. on week days and
on Tuesday and Thursday from 1:00 p.m. to 3:30 p.m.
LOCATION AND LAND USE
The subject prOperty is in Zone R-2. Prope~ties to the north and east are also in Zone_ R,..2.
The properties to the south and southeast ar!l zoned R-3. The property is located-di.reetly,
north of the proposed Foothill Freeway and directly east of the Santa Anita off-ramp.
EXISTING USE
Presently existing on the site isa church building. The present nursery school is structurally
connected to the sanctuary and contains 1668 square feet plus adjoining kitchen, bath, and
office space, There is also a smaller room of approximately 380 square feet that joins the
school area which can also be used.
PROPOSED USE
Although the use will not change a locational change is proposed from the,schoal. areeCp' now
designated "Fellowship Hall", to the new addition. The new addition is proposed to be,a
two-story building Containing a total area of 4,087 square feet. The puilding.is proposed
to be located appro:~imatel'y 75' south of the existing school area and have a fenced,and
landscaped play area containing 2650 squore feet,
RECOMM EN DA TION
On November 28, 1967 the Planning Commission granted the request for 0 condi.tional
use permit to operate a christian pre-school day nursery in existing churcn facilities..on.the
property located at 805 N. First Avenue. '

Since there is no proposed change in use, the Planning Department recommends that th;s
request be opproved subject to the conditions governing nursery schools as stated in the
Arcadia Municipal Code. However, the building should be located on the westerly
portion of the site thereby providing a greater seporation between the proposed building
and the homes on Fir3t Avenue, There may well be excess freeway land that is,wEiIl
suited for this proposed use adjacent to the church site.
