RESOLUTION NO. 617
A RESOLUTION OF THE CITY PLANNING COMMISSION
OF THE CITY OF ARCADIA, CALIFORNIA, GRANTING A
CONDITIONAL USE PERMIT FOR THE CONSTRUCTION AND
USE OF AN ADDITION TO'AN EXISTING LODGE HALL
ON PROPERTY LOCATED AT 27 WEST HUNTINGTON DRIVE
IN SAID CITY.
WHEREAS, there was filed with this Commission on the 22nd day of June, 1967,
application of Arcadia lodge B, P.O. Elks No. 2025,.~y Thomas Bandurrago, as Treasurer,
for a conditional use permit for the construction cmd use of an addition, to an existing lodge
hall at 27 West Huntington Drive in ,said city, and descril:>ed as follows:

Commencing at the most westerly comer of lot 9, Tract 13768,
thence eastmly 148.38 feet; thence southerly,285 feet; thence
easterly 16 feet; thence northerly ,90. 30 ,feet; thence easterly
54,84 feet; thence northerly,207. 50 feet; thence South 890 25'
00" West 5~,,84 feet; thence northerly 8.02 feet; thence North
670 30' 00" West to north prolongation of west line of Lot 10;
thence northerly to southeasterly I ine of Morlan Place; thence
southwesterly thereon to beginning.
The north port of lot 3, Tract 949,0.65 acres, more or less., on
north line of Huntington Drive, 80 feet wide, commencing west
302..2 feet from west line of Santa Anita Avenue; thence west
100 feet with a uniform depth of 28,5 feet.
WHEREAS, after notice duly given as req...ired by the Zoning Ordinance, a public
hearing was duly held on,the matter by and before this Commission onJuly 11,1967, at
which time all interestEid persons were given a full opportunity to be heard and to present
evidence;
NOW, THEREFORE, THE,CITY PLANNING COMMISSION OF THE CITY OF
ARCADIA,. CALIFORNIA, HEREBY DETERMINES AND RESOLVES AS FOLLOWS:

SECTION 1. That the Lodge Hall of Arcadia '8. P.O. Elks No. 2025 was in existence
and has been in use for some time prior to the adoption of the present zonins-r.egulations
requiring a conditional use permit, and at theta time when the opplicable zoning'permitted
lodge halls, That the proposed addition is twenty-four feet 'by thirty-six 'feet, "and is relatively
minor.

That the granting af such canditianal use permit will nat be detrimental ta the public health
ar welfare ar injuriaus to the property or imprC?vements in,.suchzoneor vicinity. That the use
appl ied for at the location indicated is properly one, far which a conditional use permit is
authorized. That the site for the proposed use is adequate in size and shape to accommodate
said use, and all yards, spaces, walls, fences, p,arking, loading, landscaping, and other
features required, to adjust said use with the land and uses in the neighborhood. That the
site abuts streets and highways adequate in ~idth andpavE!ment type to carry the kind of
traffic generated by the proposed use. That the grantir:'g of such conditional use permit
will not adversely affect the comprehensive general plan .but rather by enclosing of the
present patio (dock area) the appearanc.e of tl:!E! .building would be harmony with the new
block wall proposed on the Morlan Place en,trance. This block wall will reploce the

present old wire fence. That the use is, temporary measure as w.ithin the next three or
four years the entire structure will probablype rep'lac~ with a modern building.
SECTION 2. That for the foregoing reasons the application for a conditional use
permit to permit the construction and use of a ,twenty-four foot by thirty-six foot addition
to the existing lodge hall at 27 West Huntin!;)ton Drive in the City ,of Arcadia is hereby
approved.
I HEREBY CERTIFY that the foregoing reso.lution was adopted at a regular meeting
of the City -Planning Commission held on the 25th day of July, 1967, by the following vote:
