proposing an addition to an existing two-story home which includes a reduced rear yard setback that is subject to
the City’s Single-Family Architectural Design Review process. You have the opportunity to comment on the
project prior to the City making a decision on the project described below:
A. Categorical Exemption per Sections 15301(e) and 15305 from the California Environmental Quality
Act (CEQA) for an addition to an existing single-family dwelling and minor alterations in land use
limitations; and
B. Single-Family Architectural Design Review No. SFADR 23-14 and Major Administrative Modification
No. Major AM 23-06.
Project Description: The Applicant is proposing a 769 square foot addition to an existing two-story home. The
additional square footage is proposed mostly on the first floor with a small area proposed to access the existing
second floor of the home. The Applicant is also proposing a Modification to allow a rear yard setback of 17’-3” in
lieu of the required 25’-0” for the first story and a 22’-0” rear yard setback in lieu of the required 35’-0” for the
second story.
Lot Size: 5,665 gross square feet (7,550 total square feet)
Existing Building Size (excluding the garage): 1,226 square feet
New Building Size (excluding the garage): 1,995 square feet
Floor Area Ratio Proposed: 2,005 square feet and 35.4%
Floor Area Ratio Allowed: 2,549 square feet and 45%
Comment Period: December 22, 2023 to January 5, 2024 at 4:30 PM
