a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process.
You have the opportunity to provide comments prior to the City making a decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for
the new construction of one, single-family dwelling.
B. Single-Family Architectural Design Review No. SFADR 23-11, Protected Tree Encroachment No. TRE
23-13, and Removal of Protected Healthy Tree No. TRH 23-15
Project Description: The applicant is proposing a new 5,022 square foot, single-family, two-story, Prairie-style
residence, with a 1,829 square foot basement. The residence will have an attached 335 square foot one-car
garage, and a detached 441 square foot two-car garage. A 999 square foot detached accessory dwelling unit
(ADU) is also proposed but is not subject to the Single Family Architectural Design Review No. SFADR 23-11.
The project also includes an application to remove one pine tree (TRH 23-15) located at the northeast corner of
the lot, and an application for encroachment of protected trees (TRE 23-13) along the rear (east) property line.
Lot Size: 16,307 square feet.
Existing Building Size (excluding the garage): 1,617 square feet.
New Building Size (excluding garages, basement and ADU): 5,022 square feet.
Floor Area Ratio Proposed: 6,208 square feet (38%)
Floor Area Ratio Allowed: 6,892 square feet (42%)
Comment Period: January 25, 2024 to February 8, 2024 at 5:30 PM
