property is proposing to build a new, two-story, contemporary style residence, with a sports
court with lighting, and encroachment into the protected zone of two (2) protected trees that is
subject to the City’s Single- Family Architectural Design Review process. You have the
opportunity to comment on the project prior to the City making a decision on the project
described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality
Act (CEQA) for the new construction of one single-family dwelling; and
B. Single-Family Design Review No. SFADR No. 23-18, Minor Use Permit No. MUP 23-
12, and Protected Tree Encroachment No. TRE 24-02
Project Description: The Applicant is proposing a new 8,754 square-foot, two-story,
Contemporary-style residence with an attached two-car garage, detached two-car garage with
a bathroom, and a sports court with lighting. The Applicant is also proposing to encroach into
the protected zone of one (1) protected Box Elder Tree that is within the side yard setback
area, and one (1) protected Western Red Cedar tree that is within the rear yard setback area.
Lot Size: 26,946 square feet
Existing Building Size (excluding the garage): 1,959 square feet
New Building Size (excluding the garage): 8,425 square feet
Floor Area Ratio Proposed: 8,754 square feet (32.5%)
Floor Area Ratio Allowed: 9,736.5 square feet (36%)
Comment Period: Tuesday, February 27, 2024 to Tuesday, March 12, 2024 at 5:30 PM.
