proposing to build a new single-family residence that is subject to the City’s Single- Family
Architectural Design Review process. You have the opportunity to provide comments prior to the
City making a decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act
(CEQA) for the new construction of one, single-family dwelling.
B. Single-Family Architectural Design Review No. SFADR 24-06 and Protected Tree
Encroachment No. TRE 24-05
Project Description: The applicant is proposing a new 5,657 square foot two -story, Spanish-style
single family residence. The residence will have an attached 650 square foot three-car garage, 106
square feet of front porch area, and a 48 square foot rear patio. The project also includes an
encroachment into the protected zone of a protected Maidenhair tree in the side yard setback.
Lot Size: 16,104 square feet.
Existing Building Size (excluding the garage): 1,747 square feet.
New Building Size (excluding garages, basement and ADU): 5,657 square feet.
Floor Area Ratio Proposed: 6,030 square feet (37.5%)
Floor Area Ratio Allowed: 6,831 square feet (42%)
Comment Period: May 13, 2024 to May 27, 2024 at 5:30 PM
