The applicant is requesting modifications to permit the
following improvements:
a) Convert the existing two-car garage from non-livable
area to livable area and maintain the existing 6'-6"
northerly side yard setback in lieu of 10'-0" required
(AMC Sect. 9251.2.3); and,
b) A new 600 square-foot, detached two-car garage/
workshop located at the rear of the property with a 4'-0"
southerly side yard setback in lieu of the 10'-0" required
(AMC Sect. 9251.2.3).
Note: The proposed improvements have been approved by
the Architectural Review Board of the Lower Rancho
Homeowners Association.
The applicant is requesting a modification to allow a 37%
rear yard coverage in lieu of the maximum 25% permitted to
accommodate a new 385 square-foot arbor at the rear of a
swimming pool. The rear yard coverage is currently at the
25% maximum with a detached garage and pool house
(AMC Sect. 9251.2.9.1).
The applicant is requesting design review approval and a
modification to maintain a 5'-0" southerly side yard setback
in lieu of 7'-3" required to allow a new 263 square-foot, one-
car garage to align with the existing first story (AMC
Section 9252.2.3).

There is a five (5) working day appeal period. Appeals are to be filed by 5:30 p.m. on September 2, 2009.
