Notice of Pending Decision—Major AM 24-03
NOTICE OF PENDING DECISION IS HEREBY GIVEN that the owner of the subject property is
requesting a Major Administrative Modification for the construction of a single-story, 288 square foot
workshop addition to an existing detached garage and shed. You have the opportunity to comment
on the project prior to the City making a decision on the project described below:
A. Categorical Exemption per Sections 15301(e)(1) and 15305(a) of the California
Environmental Quality Act (CEQA) Guidelines for an addition to an existing structure and
minor adjustments to the rear yard setback; and
B. Major Administrative Modification No. Major AM 24-03
Project Description: The applicant is proposing a single-story, 288 square foot workshop addition
to an existing detached garage and shed located at 807 San Vicente Road. A modification is also
requested for the proposed workshop addition to have a rear yard setback of 5 feet, 4 inches in lieu
of the required 10-foot rear yard setback. The addition complies with all other applicable
development standards. Said request has been reviewed and approved by the Architectural Review
Board (ARB) of Rancho Santa Anita Homeowners’ Association.
Proposed Addition Size: 288 square feet
Required Rear Yard Setback: 10’-0”
Proposed Rear Yard Setback: 5’-4”
Comment Period: Thursday, May 30, 2024 to Thursday, June 13, 2024 by 5:30 PM
