proposing to build a new single-family residence, with a four-car detached garage, and an encroachment
into the dripline of a protected tree that is subject to the City’s Single-Family Architectural Design Review
process. A 567 square foot detached Accessory Dwelling Unit (ADU) is also proposed however it is
permitted by right. You have the opportunity to comment on the project prior to the City making a decision
on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act
(CEQA) for the new construction of a single-family dwelling; and
B. Single-Family Design Review No. SFADR No. 23-16 and Protected Tree Encroachment Permit
No TRE 24-06
Project Description: The Applicant is proposing a new, Prairie-style two-story single family house with a
detached four (4) car garage, front porch of 128 square feet, rear patio of 454 square feet, and a 567
square foot detached Accessory Dwelling Unit. The project will also involve an encroachment into the
dripline of a protected Red Oak Tree and a Southern Magnolia tree.
Lot Size: 17,200 square feet
Existing Building Size (excluding the garage): 1,954 square feet
New Building Size (excluding the garage): 6,500 square feet
Floor Area Ratio Proposed: 6,766 square feet (39%)
Floor Area Ratio Allowed: 7,160 square feet (42%)
Comment Period: Tuesday, June 11, 2024 to Tuesday, June 25, 2024, 5:30 PM.
