Notice of Pending Decision—SSADR 24-16 & Major AM 24-05
NOTICE OF PENDING DECISION IS HEREBY GIVEN that the owner of the subject property is
requesting a Single-Story Architectural Design Review and a Major Administrative Modification for
an addition to an existing single-story residence in the Medium Density Residential (R-2) zone. You
have the opportunity to comment on the project prior to the City making a decision on the project
described below:
A.Categorical Exemption per Sections 15301(e)(1) of the California Environmental Quality
Act (CEQA) Guidelines for an addition to an existing structure; and
B.Single-Story Architectural Design Review No. SSADR 24-16 and Major Administrative
Modification No. Major AM 24-05
Project Description: The applicant is proposing a single-story, 344 square foot addition to the rear
of an existing single-story home located at 919 N. 1st Avenue. A Major Administrative Modification is
required to allow any expansions to existing single-family dwellings on lots that are less than 6,000
square feet in size and in the R-2 zone. The addition complies with all of the applicable development
standards in the underlying zone. A permitted-by-right junior accessory dwelling unit conversion is
also being proposed.
Existing Residence Size (excluding garage): 1,128 square feet
Proposed Addition Size: 344 square feet
Comment Period: September 25, 2024 to October 7, 2024 by 5:30 PM
