Per Government Code Section 65009 – If you challenge this project in court or in administrative hearing,
you may be limited to raising only those issues you or someone else raised at the public hearing described
in this notice, or in written correspondence delivered to the Tom Walker, at or prior to the public hearing.
In compliance with the American with Disabilities Act, if you need special assistance to participate in this

NOTICE IS HEREBY GIVEN that the Santa Anita Oaks Architectural Review Board
(ARB) will hold a public hearing for the project described below. The project includes the
following:
A. A Categorical Exemption from California Environmental Quality Act Pursuant to
Section 15XXX for [exemption description]; and
B. File Number: 301
PROJECT ADDRESS: 1400 Oaklawn Rd
PROJECT DESCRIPTION: New single family one-story residence with 4 bedrooms and
4.5 baths at 4694 sq ft and attached 3 car garage at 747 sq ft.
Lot Size: 21,002 sq. ft.
Existing Building Size (excluding the garage): 2,535 sq. ft.
New Building Size (excluding the garage): 4694 sq. ft.
Floor Area Ratio Proposed: 4,791 sq. ft. and 30%
Floor Area Ratio Allowed: 7,380 sq. ft. and 45%
