Box 60021 Arcadia, CA 91066 Notice of Pending Decision—MUP 24-05, ADR 24-04, LLA 24-01, & Major AM 24-07 NOTICE OF PENDING DECISION IS HEREBY GIVEN that the owner of the subject property is requesting approval for an expansion of an existing auto repair business. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption from CEQA Pursuant to Section 15303(c) of the CEQA Guidelines pertaining to development of new structures in urban areas not exceed 10,000 square feet in floor area; and B. Minor Use Permit No. MUP 24-05, Commercial Architectural Design Review No. ADR 24-04, Lot Line Adjustment No. LLA 24-01, and Major Administrative Modification No. Major AM 24-07. Project Description: The project is for an expansion of the existing auto repair body shop (dba: Arcadia Body Shop) located at 326 N. First Avenue. The existing office and industrial building at 320 N. First Avenue will be demolished and a new, two-story office building and a 3-bay auto repair building will be built. The existing auto repair building at 326 N. First Avenue, will undergo minor exterior changes including the closure of one vehicle repair bay, and the removal of one exterior door. A lot line adjustment is required to combine 320 and 326 N. First Avenue lots to facilitate the development. The proposed new office building will have a front yard setback of 5 feet, whereas a setback of 10 feet is required and the new auto repair building will have a 0 foot setback to the alley whereas a 5 foot setback is required. Furthermore, the parking lot will include tandem parking and other design features to facilitate the operation of the auto repair business. The hours of operation will remain unchanged, being Monday to Friday, 8:00 AM to 5:00 PM.
